Short answer, yes there are established leases in the area. Making sure you have realistic expectations will help curb disappointments and irritation. There are some good leases, then there are some bad leases, and there’s some in between.

If you are going to join a quality lease in this area, the first requirement is you better know the right people and be related to them as kin or through business. The second requirement is get ready to fork out some $$$$ for less than spectacular deer rack potential.

The really good clubs don’t do a lot of advertising, and are typically invite only.
