I’ve kicked around buying land for years. Hopefully will pull the trigger some day. Would like for a spot to hunt on and possibly build a house/cabin on. That said, two questions

1-Whats the smallest tract you would consider purchasing to hunt on? (Not start a club, just personal use for you and the kids.)
2-Would you consider a tract that has a deeded right of way across someone else to get to yours? (Buddy of mine has this and I’m not sure how I feel about it.)
