Was able to look it up online. The taxes work out to be $17.30 and acre per year. Don't think I want to pay all his taxes lol. If you do the math and say I pay his taxes for the 4 months of deer season (Oct-Jan) then it works out to be around $6/Acre. If I leased the land through turkey season (7 months total) it works out to be $10/Acre which is the going rate to Macon Co. leases.

Normally the annual tax bill is paid by the leaser. But that is a huge tax per acre for AFR land. He must really be big in the amusement business (mud running). That just don't make no sense.

I really prefer not to disclose the location but yes it was used for entertainment purposes years ago.

10 a acre isn't to bad really. I would pay it. Property taxes ain't cheap! I know I wouldn't lease my land to anyone if I knew I wasn't gonna make squat and still have to pay taxes on it. If I was you do like Brent said. Pay his taxes and all should be well. But wow that is high over 17$. Your gonna spend alot!

My taxes only cost me around 1100 a yr for 200 acre. But I got a few buildings ect. That cost me a little extra. But my mountain land averages out to around 2 dollars a acre.

Yeah its not worth $17 an acre and he has never been worried about getting the taxes paid before or he would have leased it. I think ultimately it will be turned into a subdivision years down the road. Developments are slowly headed toward that area.

If you suspect development in future you are better off lookin elsewhere. Especially if your lookin for long term lease that your wantin to put work into and manage it. It would suck if you planted plots ect and then a yr or two later it's not yours anymore. Or worse you got bulldozers and trac- hoes in sight lol

I don't want to go into specifics but I can tell you that we have a sweet lease in that general area that we pay just over $5 an acre for. However, it's in the lease that we are responsible for certain upkeep of the property. For example, we have to maintain the roads, keep the firebreaks bushhogged, and maintain the gates. The downside is that if someone tears down a gate, we have to pay for it and replace it. It's worth the extra work and the risk of replacing some gates to pay a reasonable price for the lease.

Offer a low payment but include some work arrangements to raise his property value.

I am not looking for a long term lease anyways. I might not be here next year. It will be at least another 7-10 years before it would be developed if that short of a time span. I had a good place to hunt with 6 really nice greenfields. I let that go because I may be leaving in Dec/Jan so I am only interested in this place because I may can get it cheap. Not going to dump any money into it

It is correct. It was used for entertainment purposes so that may have an effect.
