I saw that and messaged him. He sent me the rules and all the info. 55 active members PLUS retired and honorary members (retired members are 65+ with at least 10 years in the club only paid $650) on 4000 acres. They have a pretty liberal guest policy and seemed like a well run club, according to the rules and bylaws anyway. Way too many people for my liking but to each his own.

Sounds like a complete chitshow. That's at least 2X the members you need for 4000 acres.

At 15 members the dues would prolly be 4k, maybe more considering lease prices. Affordable to the rich folks on here but not for common folks like myself. If it ever gets to where I have to pay that to hunt deer then I’ll just quit.

Back in the late 90’s and early 2000’s I told a buddy that deer hunting was going the way of the rich man. I finally was right about something. Guess I’ll just start bank fishing for crappie and bream. Whole lot cheaper.

Start with 55 active members, plus retired members (probably another 10-15), plus honorary members (probably 5-10) , then to that total, you add a couple family members per paying member, and then guests and you're probably approaching or over 150 people. I'm not hunting anywhere with a 1:50 member to acreage ratio and certainly not paying anything to do that. If the family members of the active members show up and some members bring guests, that ratio drops down to about 1:25 on the acreage per hunter. That's approaching downright dangerous. I bet turkey hunting can get real exciting when 60 or 70 people show up at the signout board on opening morning trying to decide where they are all going to hunt. Not for me, even if it is free.
And JustHunt using your $2K number. At $2K per member, with 55 members, that's $110,000 in dues. Figure 4000 acres at $10/acre there around Mcintosh (maybe a little less), that's $40,000 in lease payment. Lets say you plant 50-75 acres of plots (typical 1 -2% of total acreage) at a cost of $150/acre, that's around $10,000 in planting costs. That's $50K in total cost to lease and plant, so where does that other $60K in dues go???? Matt and 338 are both correct. 15-25 member club at 2-3K per member and it would probably be something decent.

Your numbers are flawed because you’re assuming their dues are 2k. My 2k comes from my personal limit on paying for a club. 25-30 members would be fine on 4K acres. I would be good with 30

I went back and looked at the rules he sent me. It has 55 members because the dues are only $1100.

My brother has been in this club the past two years. Would recommend against it for the most part. He never did kill a deer off of it, but didn't hunt a whole lot either. He is not getting back in this upcoming season.
