If I could snap my fingers and magically make a urinal appear, it'd be in my garage/shop

I'd put electrical outlets with USB ports next to the beds and in the kitchen. Saves a bunch of bickering about who stole the phone charger box.

Finished our home build in 2020. Mine was going underground on power, especially if you live off the road a good bit. For the cost difference was minimal due to so many trees having to be cleared vs have a small trench dug for the lines. I wanted privacy. We are 1000 ft from the road in the woods, which you never can see the house from the road. One would never know a house was there with the exception of the driveway. Also, PEX on all plumbing and wheelchair accessible doors. One day you’re gonna get old or God forbid an injury puts someone in a wheelchair. We have a small room that houses all our electronics for the TV/security system along with a recessed area for a gun safe. This keeps your living room clear of wires. I also hardwired LAN cable and have inwall speakers for the surround sound system. I wish I would have wired our back porch for outdoor speakers.

One last thing. Know where the sun is throughout the year so you know not to put your back porch right in the hot summer afternoon sun like I did. Luckily the trees are growing so it won’t be bad in the future.

All good ideas! But I would caution you to think about what is going to happen when those trees get big enough to fall on the house. Maybe they are far enough away that it won't be an issue for you. I wish that I had cut every tree within 100' of the house when I built it.

Full brick, poured concrete basement walls with a built in storm shelter, spray foam insulation, metal roof, real wood burning fireplace with a Buck stove, tankless water heater inside, large garage with garage doors on both ends, with side mount garage door openers rather than overhead. (My buddy did this and its awesome. His boat stays hooked up all spring and he pulls in one end of the garage and out the other.) Mud room/laundry room (with it's own entrance) with sink, and countertops, walk in pantry, closets twice as big as you think you'll need. Walk in attic rather than those horrible pull down ladders. Gas stove. Septic tank that's 1,500 gallons rather than the normal 1,000. Electrical panel that's twice as big as you think you'll need. Whole house generator. Since this is your forever home, I'd have the doors with enough for a wheelchair, as well as make sure the entrance to the bedrooms is a straight shot rather than turning a corner to get in there. That makes it easier on EMT's if they have to bring a stretcher in when you get older. FattyFireplug recommended this to us when we were looking for a home for my parents and it worked out great for my dad.

I understand it's hard to recover the cost this far south.

soundwaves pass through the studs in walls more than the empty space. if you can have a bead of fire proofing caulk or construction adhesive between the sheetrock and the studs then that will soundproof more than insulation. a big garage attacted to the house is way more useful than a separate shop in the winter time.
