I know this is so specific to a project but I'm trying to get some rules of thumb or ideas of the engineering costs associated with developing a new subdivision.

Land is flat. City provided a topo with elevations given. 1st phase is 600' of straight road ending in a cul-de-sac. We are building small houses and 4-plexes.

What should I expect as a ball park for engineering? 50k, 100k, 250k??? Just looking for a ballpark. Will answer any questions and thanks in advance.

What kind of soil is it on?

If you don’t know the composition, you could spend a fortune hauling out spoil and replacing it.

We are doing the clearing next week. Dirt guy says it will be clay and the vegetation should not be thick. I'm doing soil samples especially in the street.

What are their regulations for storm water management, road design, pipe requirements, pavement buildup, etc..? Cost for what you described can vary greatly depending on the City’s requirements.

They follow the ALDOT requirements. It's only for local streets though so it's a 50' ROW and 26' paved. Has to have current and gutter with sidewalks of 4' width. It will require sanitary sewer but the city main crosses the property at the sout end of the developing acres. Fire hydrant is 100' away. Storm will likely require a retention area although a creek runs through the property.

I’m in the utility pipe business. We can probably fix you up with a reputable contractor or sell it to you direct. A lot of my competition doesn’t have inventory but that’s not the case with us. Honestly we probably need to download 20-30% of the 40 million we have on hand to get back inside the bubble. You can’t do business from an empty wagon right….
