Disclaimer: This is not my lease. I am simply helping a good friend fill a lease that he retains turkey rights to.

864 acres in the Flatwoods/ Gordo area off the Benevola road. The land is rolling hills with creeks running through it. It has around 10 food plots and is a mix of fresh cutover, pines of various stages and hardwood drainages. There is an established campsite with several campers sheds/ structures. The campsite has power, but water is questionable because it comes from a neighbor’s well. That would have to be worked out with the neighbor. Otherwise there is a large tank on-site to hold water. I believe there is a pump at the tank as well.

Total lease cost is $7,361.00 for the deer rights. Looking to lease to a group. This is a Westervelt lease, so no baiting/ feeding/etc.

Is he leasing the land and subleasing it for deer rights? Not that it's my business, but if anything like that, he might want to check his lease agreement as Westervelt doesn't allow subleasing.

He is not subleasing. He and another guy are the sole turkey members. He is the leaseholder and president. I can assure that the folks at Westervelt know exactly what is going on here. Everything is above board.

Used to hunt around Benevola. Unless things have changed, there’s some good deer in the area.

It’s a good tract from what the previous deer guys say. I hunting near this lease the last several years and from what I know about the area, the deer are there in quality and numbers. Sightings are based on pressure or the lack thereof.
