My buddy and I have been looking at buying 50 - 80 acres of property in Tennessee. You have to be prepared to jump on it ASAP. The decent ones that come on the market are usually sold within three days for full price. Go and look up the sale history and see how much prices have gone up in 10 years. My place in St Clair county has almost doubled what I paid for it about 5y ago. Part of me wants to sell it, but then I would have to find another parcel and it will be sky high as well.

Go and look up the sale history and see how much prices have gone up in 10 years. yep and all the out of state people from New York and California etc are grabbing it quickly. To those that own land you are fortunate and better hang on to it.

A friend of mine has I think 20 acres for sale right outside of minor hill. They’ve got a cabin and some good deer on the land. Believe it’s listed on Mossy Oak Properties

I have a good friend in the business. He says he has never ever seen the interest by out of state folks wanting to buy. He’s working 7 days a week and some long days. He’s actually looking at buying property in NY cause that market has come down so much. Another friends son and family were looking to move south. Maybe Nashville but prices have dropped so much in NY they’re staying for now.

The first friend I mentioned, his wife grew up in NY and loves the big cities. Probably counting the days till he retires and she moves back. They were looking at Nashville but said prices were cheaper in NY. The other friend his son travels the world making serious money. He just needs a great airport for him and his wife. They were looking at moving closer since they have twins and my friend and his wife would like to see them more. I couldn’t get over the prices being thrown out. I mentioned 5000 an acre for a duck hole and my friend in real estate was like, that’s not a bad price. He’s been a part of some really big deals lately. His business is crazy insane right now. Most of my friends are self employed and own their own companies. It so extreme from one to the other. Some are barely hanging on and others are making more bank than they ever dreamed of.
