I’ve kicked around buying land for years. Hopefully will pull the trigger some day. Would like for a spot to hunt on and possibly build a house/cabin on. That said, two questions
1-Whats the smallest tract you would consider purchasing to hunt on? (Not start a club, just personal use for you and the kids.) 2-Would you consider a tract that has a deeded right of way across someone else to get to yours? (Buddy of mine has this and I’m not sure how I feel about it.)

You don't have to have a lot of acres if it's the right place.
Absolutely consider a deeded ROW . One plus if it doesn't have public road frontage, it won't have road hunters. Bout the only negative is longer it is from public , longer you have to run utilities . My question back, why not consider a property with a ROW as long as it runs in perpetuity?

If it’s going to be strictly a small weekend cabin, I would seriously consider a solar set up. I’m going to be setting up my property with solar in mind, I won’t be doing it from the get go but eventually I likely will.

I’ve killed more wallpaper on a 14ac tract than any other piece of property I own. I’d rather have several smaller tracts in the right places than a huge tract in a wildlife wasteland.
I’ve been on both sides of the deeded ROW situation and it always gets messy.

At least 40 acres. The deeded access would need to be wide enough to run utilities, etc in case it ever worked out to develop the property

I would avoid deeded access, it is fine from a legal aspect but there can be issues on who maintains the ROW and you may like the current owners but if they sell you might be stuck with owners who are not great!
Just one less potential headache if you can avoid!
If possible, I would want 40+ and maybe backing up to forest land or surrounded by large tracts.

I just don't see a problem with a unrestricted, deeded ROW , that runs in perpetuity with the property. I've got one and have granted them , no problem.

Location and surrounding property has more to do with than size. On a creek with surrounding timberland 40 acres.

We have 10 acres, but we have Alabama Forever Wild land across the road and the only time we can see our nearest neighbor is in the winter. Down the mountain the nearest house is at least a half a mile away. Plus we have a lot of natural, isolated woodlands all around. So I would say that it really depends on the location of the land. We were going to go solar, and did have a small set-up early on. We also used rainwater collection, which is a viable alternative to a well if you have enough roof surfaces. Rainwater collection can be much cheaper than a well depending on location. Fortunately for us we got Fort Payne city water ran up here about a year before we finished the cabin and we took it. If I was just going to build randomly out in the general area, I would want at least 40 acres (and a mule )
