I'm not saying anything about Rebelman with this comment, but there are plenty of folks mortgaged to their eyeballs with $500,000+ houses that aren't worth a dime. Every thing they have is mortgaged, leased or bought with a credit card and if the cash suddenly stopped they would not have a pot to piss in.

Many or most policies are—or should be—written with dwelling limits exceeding market value. Should you suffer catastrophic or constructive total loss, rebuild will often exceed market value. Hope it never happens to you, but if it does you’ll be glad they’re ramped up.

You should go over your renewal policy with your agent to understand any changes. Most folks don’t understand their policies and what they will and won’t cover. The old adage never assume applies. Like many have already said you will have to talk to your agent. The increase in total dwelling value makes sense, but the decrease in extension (I am assuming this is the same as contents) value does not make sense.

And yes, hurricane deductibles stink. We decided about a month ago to sell our rental house down there. We put about 12k into it for a hopefully swift sell, put it on the market exactly 8 days before Sally hit. Now we need a new roof, new privacy fence, new screens in the back porch, and a new garage door. And since we had already put it on the market we can not claim loss of income while its getting fixed to be put back on the market.

We built our 2400 sq ft house in 96. Did LOTS and LOTS of it ourselves. This was about hte ti,e banks quit allowing individuals to serve as their own general contractor. We closed on the construction loan at $93K. Immediately lots of equity since it also sat on 40 acres. Insured it at 165K I think. Then years later we upped it to $200K. Just this past year to $250...all because the cost to rebuild the thing would be at that cost or more...probly way more. Studs were $0.92 at that point. Now the are 4X that.
So we have a 5% Hurricane deductible which gets you to $12,500 with easy math, Point of all this you have to insure it for replacement value.

Insurance...can't live with it...can't do without it!

I filed a claim as the eye was over my house and after several case of raised BP i finally have an adjuster coming on October 5....they were able to squeeze me in!

That’s because Brandon is a great agent who’s been in the business forever and he cares about his clients. It’s the same way I treat my Florida clients. If your agent treats you as a renewal commission and not as a person then you need a new agent! It’s that simple!

Insurance was easy with Brandon. Unfortunately I had to leave him when I relocated to the coast. His providers do not insure down this way.
