All of this mess is caused from the fed which is just an arm of a bigger entity...they have one goal and that's global domination they'll say whatever it takes to keep people calm while they buy up stuff when dollar is halfway worth something

Is there typically a difference in refi V existing home sale V new construction rates ?
My son closed on a new construction about 6-8 weeks ago at 2.87% for 30 year. His house appraised for 80K more than he borrowed. The mortgage broker was a old baseball buddy.
Rates can't get much lower , my be bottomed out now. I wouldn't bank on them being lower next year. Just as soon as this Covid stuff and the election passes ,they'll raise them. No choice.

Yes. Went from 30 yr at 4.25 and was 2 years in on that to 20 year at 2.62 same payment per month.

Signing papers this week to refinance @ 2.25% for 15 years. Had an estimate @1.99% for 15 years buying another point from Quicken Loans but closing costs were higher. Still a smoking rate.

I did 2.875 for 15 years about a month and a half ago. Cut eight years off, dropped PMI, and payment went up about $80.

Is Quicken loans who everyone used?

Waiting on the appraiser as I type this, rates are just too damn good to pass up.

We're breaking ground next week on a new build, so it'll be 6-7 months from now we'll be doing a permanent mortgage. I asked a mortgage buddy a couple of weeks ago what she thought the rates would be like next Spring (especially considering the possibility of a Democrat president by then), she seemed really confident there wouldn't be any difference.

Just locked in at 2.0% on a 15yr from a local credit union here.

For me quicken website is showing about 6k closing fees for basic refi, but not showing any closing fees if I borrow additional based on equity. Rates 2.5 to 2.75 look to be the norm.

Just locked in a 15 year at 1.89. Was one year into a 30 year at 4.2. $300 dollars more a month and shaved off 15 years. Around 1k a month to principle opposed to $271.

Quicken just quoted me 2.375 on a 30yr VA IRRRL with 6600 in closing costs. I’ve gotten 3 other quotes from different lenders and it’s been very frustrating to me trying to make sense of it all.
