Anyone planning on building anything in the immediate future needs to get their materials ordered today. 7/16" OSB went from $14.95/sheet Friday to $22.95/sheet this morning. My lumber guy (and I buy a ton annually) said he's been told by his production manager that another increase is right behind this one and they can only honor price quotes for 4 days and nothing beyond if they do not already have it in inventory on the yard that can be segregated for you. 2x4's 6's, 12's everything is taking a massive jump this week if it hasnt already where you are.

Hurricane? Sure as hell aint raw material supply.

And no increase in stumpage to the landowner.

My guy thinks the mills got together to take advantage of the Covid excuse and low interest rates and everyone wanting to buy or build right now. You'll normally see an increase in late summer(about this time) but it is normally just a regular % increase. He also said that TAMKO, out of their massive catalog of 100's of shingle styles and colors, is currently only running two basic colors in its production facility (black and brown) and to be expecting a big price increase there too.

Corporate America put all the little guys out of business. They can charge whatever they want for whatever reason they want.

Lumber prices have been affected by the China flu in funny ways.

Pressure treated suppliers have been buying an excess amount of stick lumber, creating shortages and increasing prices on sticks.

5/4 deck boards are a hot commodity right now.

Natural resources are gonna explode with the dollar coming down silver hit break through also

We just did a deck extension on our home with an 18x12 covered area. Lumber was extremely hard to find. Contractor had to go through multiple lumber yards.

Place close to me said this summer was the most lumber they have sold since they been in business.

Bought some lumber last weekend and got hit with sticker shock. Lot of empty shelves for other building components as well.

Oh yeah, it's bad.

Should I load up on wood company stock ie $WY ?

Hard to price a custom home and provide a fixed price contract when nobody will hold lumber or other material prices for more than 4 days. LOL. I just added "legally tested " material escalation clauses to all of our contracts. I'm sure that the banks will really love seeing and dealing with that from an underwriting perspective on every construction perm loan they process but I'm not going to be the one left holding the bag 3-4 months from now, and I don't need to build stuff just for practice.

Glad I'm not trying to build right now.

Why couldn't you just use Glasroc or some other type of gypsum sheathing?

I mainly build decks and do siding. I have had to buy my 5/4 boards by the trailer load so we don’t have to stop. Lowe’s,Home Depot or ace can’t keep up right now

I needed 10 PT 2x8's a few weeks ago. Took me half the day to find a place that had some. At that point, I'd burned so much time, I didn't even ask what they cost.

Prices went up here about 3 weeks ago.
