Shop that is at least half the sqft of the house. Outlets 4.5 ft up from the floor. 220 on each wall. Bathroom with shower if code will allow.

Heated floors in the master bath and a light that comes on when you open the closet door. Also, our builder put the switch for the master closet inside the closet. I think that was a mistake.

It wouldn't be difficult at all, but the switch on the door is the ultimate in ease. It could be doe too, but a little more labor, Kitchen cabinets could also be done, again more labor involved.

Never have to worry about leaving a light on.

I’ve never measured the carport before, but it’s 28’ deep and 26’ wide. And actually the cabinets on the deep side (back wall) are 3’ deep and the cabinets on the side are only 2’ deep. I have one big cabinet door that my upright freezer fits in. If I ever built a new house I’d do basically the same.

for me it would be. premium exterior door, windows and insulation. Radiant floor heat in addition to the standard HVAC system and id want gas furnace on it to quickly warm up house if needed. A separate mini split hvac for the bedroom. I like it cold when i sleep, No need chilling the hole house at night. Tankless water heaters. Whole home auto generator. If this is a forever home id make sure I had all I could on one level. (master bed, kitchen, laundry etc) Climbing stairs may not work one day. Wide doors, and Id like to have pocket doors on the interior. A large master bathroom and walk in shower. Nice large pantry. Switches and wiring running to security lights on all corners of the house and some out away form the house. Wiring for exterior cameras. 1000 gal underground LP tank for the house generator and furnace. Interior safe room/vault. j .

We jut built. We have a concrete storm room behind our closet that opens in. If you can do it have an exterior source for air. It’s also cooled. We have a CCTV system and it’s all wired to my flat screen in our bedroom. Tankless water heater. Spray foam everything. LVP everywhere. Pot Filled. Custom cabinets. Attempt to hide all cords in wall of possible with TVs and electronics. I wish had more spickets outside. We have a second story but we didn’t do fold up ladder to access attic space. We used a door thru the bedroom that’s insulated to access. Prevents climbing up those flimsy stairs.
Also have 1000 gal propane tank for a home generator.

ManaBloc plumbing system. I second this. I also have a Geo-Thermal heating and cooling system installed. I was hesitant at first, but this is the greatest thing since sliced bread. Nothing like having free heat and A/C

Wish I had an above ground safe room. They are great. A fully-functional closet that is walled by cinder blocks all the way down through the crawl space. A fire-rated door to enclose it. It beats having to run outside in a storm.

Couple things I didn't see, metal roof, and all vents under the eave and not through the roof. No 5/4 decking, 2x4 bullnose with a good sealer. My camp has a 12' wrap around porch under roof, but I also added a 12x12 non covered cook area so smoke doesn't get hung up on still days.

I've heard they weren't near as cost effective in the South as up North and it would take decades to recoup the cost . Have you ran the numbers?

X whatever on sprayfoam insulation.... Make sure you pair it with a multi stage HVAC, you will not regret it and will recoup the $$$ fairly quickly..
I'd also recommend big fans in the main rooms, really helps move air.

The system was installed with the house when I bought it. The bill I get from the electric company has never been over $125, and the house is basically all electric in the kitchen with an 80 gal hot water heater, so that's the only way I have to see numbers. I know when I lived up north, with a house half the size of what I have now in the summer the power was around $300, and the winter I went thru about 450 gallons of fuel drawing my hot water from the furnace. I guess you can see why I'm thrilled with the geo system.

Make the master walk in closet bigger than normal and have it built as a safe room. Reinforced concrete walls and etc. A buddy of mine did this and has a huge closet that also serves as storm shelter located center of house

Not to be paranoid but look at tactical floor plans cover vs concealment weapons staged throughout a stainless gun accessible from commode ammo spread throughout lights blades and more ammo.

I don't think you're married, but build two closets in the master bedroom. One huge one, one big one. I built my wife a 9x12 walk in and myself a 5x8. My clothes take up half the room, the gun safe takes up the other half.
