Keep a pictorial library journal during construction, take a picture of all underground and internal wiring/plumbing before sheet rock is hung or gas/water/electric lines are covered. I promise, its worth the effort down the road

Big tile shower, quartz countertops. Site finished hardwood. 2 , 10 foot garage doors. Those task lights under the kitchen wall cabinets are nice, make a good night light too. Hire a good painter, they make everyone else's work look good.

We remodeled our master bath last Summer, took out a corner shower and large oval whirlpool tub. We took in the footprint of the tub and added a large tiled shower, 54"x 84". The footprint of the old shower became a linen closet. Worked out great. When it went in, that whirlpool cost a lot and wasn't ever used much at all. Tubs are overrated IMO , good for bathing a toddler. My son is building now and doesn't have a tub in his master bath, just a large shower.

My shop, I just had the shell built as I built out the inside myself. Two things I did do was insulate it and the center roof joist could hold a chain hoist rated for 4 tons.

You don’t need 2x6 exterior walls if you use spray foam insulation. Also, no need for GFI plugs anymore. It is done with GFI breakers now.

We put quartzite countertops in the kitchen and marble in all the baths and in our basement kitchenette. Using the same surface in all the rooms will save you money. Also, get your counter tops from a supplier, not a box store. You will get better quality and a lower price. Also, whoever you use as a fabricator can probably end up getting it cheaper than you can.

I just built and this is what we did

2800 SF single story heated and cooled
4800 sf under roof
One car garage that is oversized—think small 2 car
2 car attached carport. 24x24
24x24 outdoor kitchen, sink, range etc. outdoor fireplace
All roof is sprayed cell foam insulation and it is awesome
Exterior Walls are an upgraded batt. I’m shocked how little the temp will fluctuate over a 48 hr period without the unit on
Certain interior walls are insulated for noise dampening.
Hardi siding, metal roof
Lots of front and side porch that attaches to outdoor kitchen
Tile throughout
Biggest and most efficient water heater I could find
Above ground storm shelter
Custom maple cabinets but shop prices. I had 3 very good cabinet guys I’ve known of for a while give bids and there was 8 grand difference in the 3
Home office
Huge closet, think ours is 7 x 20
Pantry is 11x11 and I don’t regret it a bit. Serves as a closet for vagina, broom etc
Mudroom
Hardwired surround sound inside and out
I had over 2000 in shop space before I built. Had a barn/studio apartment I lived in on the property for 7 years that is now converted to shop space also

The biggest thing is hold everyone from the top down accountable. Folks will do as average of work as you will accept.

Spray foam the entire thing. Exterior walls and attic roof. Mine is done this way and is insanely efficient.

Big closets. Big attic space. Large open family room kitchen area. Family room should be a minimum of 20x20. Guest bedrooms should be a minimum of 14x14, master minimum of 17x15.

In other words, build big. 1,800 square feet for a family of 4 will not likely be your forever home.


Also, post Covid 19 is going to be the time to buy used, not build.

The houses that I built from 1990 to the last one in 04 I was putting porcelain tile and travertine limestone throughout the entire house. I always built my garages extra long and wide because I was either driving a one ton dully extended cab or a 3/4 ton long wheel base. Plus my master bedroom and baths were oversized with plenty of closet storage. And real masonry fireplaces with raised marble hearths and facing. I did this because I grew up in a small house and understood the need for personal space.

I would suggest building a large master shower with plenty of shelving and seats with no curb. Recess your master bath floor so your tile contractor can slope your floor to the shower drain. This will eliminate the need for a curb.

The bedroom would have poured concrete blocks and rebar with shuddered windows and ballistic glass. I would want it to handle an F4 head on. That way you don't have to worry about when to go to storm shelter.
