If this should be in another forum, please let me know and I will move it. I am looking to open up some land near Barbour WMA next year for people to park RVs on with good amenities. Just curious from people that hunt there or might be interested, what things are important to have on site. We would have a laundry facility and ice machine, but probably not a skinning rack because of the maintenance and cleaning involved. Each RV site would have water, and electric (and those would be included in the rental.) The idea is you would rent a space (weekly, monthly, or for a full season) and leave your RV parked there. It will be secure with camera monitoring. We are also exploring have wi-fi available.

Abercrombies has a facility like this and its never really full. Also, you can park campers in the designated area at check in on the management area for free without the amenities. I'd be leary of putting a bunch of money into this facility and expecting it to be lucrative. Not trying to deter your idea. Just my perspective.

Its definitely just something be explored. I think this would run much less expensive than Abercrombie's price, but maybe attract people because of the amenities. Thanks for the comment, we'll see how it goes. It might not happen.

Thanks. It's not a deterrent. Definitely trying to make a good decision, but most importantly trying to help people find a place to stay that doesn't break the bank, but gives them a nice option to stay. Are you in the Clayton area? I hunt in that area now. Looking forward to season opening this weekend.

Hunting is a seasonal sport so that already limits your revenue. Now combine that with the fact that your target demographic is public land hunters who are penny pinching to hunt as cheaply as possible, and you have chosen the worst possible demographic to build a profitable business around. I'm a huge proponent of being an entrepreneur but I wouldn't spend much money on this if you are targeting public land hunters looking to lease a spot 3 months a year. You would be better off finding a local high dollar club or clubs that need a camp space with electric/water and make them pay you a full year lease to keep campers parked there. Find the club first and then spend the money to build the camp after they pay a deposit.
