I just threw down 3 pallets of Palisades Zoysia 3 weeks ago and I've been watering the hell out of it. It's knitted in quite well. I think if you waited a week or two, you're going to be running up against frost / freezing temps about the time is starts getting going. Average first 32* day (50% probability) in Knoxvegas is October 22. That doesn't leave a whole lot of time for the seeds to grow and mature.
I'm no expert though. Sounds like JaketheSnake knows what's up with Fescue.
