Too freakin HOT to go to the beach. You know they’ve got water to cool you down right? Surely you don't mean the Gulf? Cause there ain't nothing cool about swimming in 88 degree water 🤪 Lake Martin is the same, nothing much I can do about it. Trailering boat down Thursday morning through Sunday. I haven't went down for a week since 1983 spring break. That's a little long for me. We go a couple days at a time to appalachicola or destin in the winter. I don't know what the heck I would do down there in this heat for a week except come back broke as hell.

We pay for gas. Father-in-law has had a condo on the beach in orange beach since the 70’s. Love the place, we have a key and access whenever we’d like. Sure does make me feel grateful hearing some of these figures being thrown out.

2k is my limit for a 7 day stay. We will meal prep for 4 or 5 days and eat at Doc’s seafood and Wolf bay. Leave out Day we eat brunch at the Ruby slipper.

Even what hotels there are left are crazy expensive. We have been looking for a condo looking out on the gulf for a couple of months. Its cheaper to just go on a cruise. Dang I miss Barney Grey for $40 a night.

I try to keep it to $200 a day. That’s food, bait, beer and cocktails, fuel for boat for the week and other entertainment, gas for vehicle to and from. We’ve had a house down in OB since 1949. I’m guessing it was built in 1946. If there is an older cabin still standing down there I’d like to see it. Small, but built like a sheet brick house and withstood a many of hurricanes. Grandfather bought it and 2 lots for 15K. It and two other houses were the only ones on the bay at that time. He used an old Jeep to get to it because the road was just sand. How times have changed.

If you would like to accurately predict your rental income, I can go into depth if you want to pm me.
Basically, I created a spreadsheet with all kinds of different categories. Location, rental type, bedrooms, baths, decor rating, tiers off the beach, amenities, wheelchair accessible, etc.
I then used vrbo to put together hundreds of comps in the areas we were looking. For each listing you can see how many weeks a year they are booking, what their rates are, fill out the different categories of the spreadsheet, and calculate an estimate for gross revenue. From there consider cost of ownership for different types of rental homes, as well as the potential for damages on lower end stuff and the amount of interaction you will have with renters for each style of rental.
This route is extremely accurate, and predicts exactly what to shop for to gain the best ROI. I do real estate for a living for 30 years. Id PM this guy as to this, Look at the beach houses they do. Id say Aaron would be the go to guy here. Great research with comps and spread sheets as well.

Mine bought when yours did too. Only reason we don’t still have the house is Ivan got it. We have a gulf front plot of sand if anybody wants to buy it. But it ain’t cheap

If me and my wife get to go at all this will be our ticket...trick is to shower eat sleep an stay gone all day..we roast weenies and eat baloney sammiches an sit aroun the fire for a minute. We might eat out one night..its actually fun..Vacation is expensive😀
