The stock market has given an annual AVERAGE return of around 11% over the last 70-80 years. Short term, anything is risky. Long term, the market has not been.
Real estate (rental units) can have a greater return from rental income & property value increase, but its much more hands on involvement type income.

What is the annual average LONG TERM rate of return of silver?

Availability. One can get all the vegetable seeds one wants, and all the hoes one wants. You grow vegetables with your seeds, and the vegetables make more seeds. There is a limited supply of gold and silver on this earth.

But how can gold or silver help one live. Can't eat or drink it, not a source of heat or cooling, can't shelter us from the weather. It just seems silly to me that something totally useless as a means for survival is needed to survive.

If we're down to having to grow our own food as the only source, a piece of metal (rare or not) won't be much help

Nothing has value unless somebody wants or needs it. If it comes down to basic survival, ammo and seed will be the new gold.

Silver is a solid long term investment. GENERALLY when the
market is up precious metals are down and vice versa. Notice i capitalized generally. Every investment has some risk and NOBODY can predict exactly what the markets and economy will do. I try to diversify my investing as much as I can and hope for the best. If we get to trying to find food and water just to survive, then investments wont mean anything at that point. I try to buy most my silver from jm bullion website. They are usually about .75-1.00 over spot and free shipping. Best I have found.

You just have to look at where silver is used. For example, without silver, there would be no airplanes flying around, ovens to cook your food, phones to talk on, etc etc. It is a precious metal that is used in several different conductor constructions that in turn are used to manufacture various wires and cables that most folks never see.

It has more value than you might think. I just wish it would go back up to at $40 range, it is killing my sales figures. Selling as much if not more footage but at a much lower revenue.

In my opinion some silver is a good idea for SHTF but I would not go crazy. If things truly go into the crapper, I would rather have more long term food storage and more ammo. Much more ammo. And with long term food storage, never buy anything you don't already eat. In dry goods I have a lot of red wheat, beans and pasta stored. All will last 20+ years when stored properly. If I were to lose my job I know I can feed my family for a long time.

With that being said I think buying silver as an investment is probably a good idea. I doubt it will go much lower (it is already close to the cost to mine it now).

I agree with the dry goods, my wife keeps ours stocked. I also want to add a large diesel tank, storage for fertilizer and chicken feed, and increase my seed storage.

I've told my wife when I retire Im going to have everything ready and see how long I can stay on my land without leaving.

When the dollar is weakening, precious metals will spike. When the dollar is strengthening on the world market versus other curriencies, metal pricing will fall. That's the economics involved here. Traders are looking at a strengthening dollar (comparatively) so they are valuing silver at a lower rate when traded (sold) for US dollars.

Scarcity = value = same thing as money. And not just money, but REAL money, not fiat paper currency which is what we and the rest of the world has.

When the crapper hits the fan paper currency and all the digits in the computers of your bank/savings/cd/401-k accounts will plummet in value, but **hard** currency like precious metals and diamonds will sky rocket in value.
