Looking for small-to-medium size parcel in SE Alabama; Houston,Henry,Geneva,Dale,Coffee, Pike or Barbour counties.
Already have a fantastic place to hunt in Henry County, just looking for a little change of scenery on occasion. Willing to pay good money for the right spot. Any leads would be appreciated, hard to find any land to lease down this way.

If you're close enough and don't mind paying for an out of state license I would seriously look into GA. Several leasing companies (there's a stickies post at the top of this forum listing who they are) had a BUNCH of unleased places over there last year, as best I recall. Be worth checking out.



You can almost FORGET asking other people on here to look for land for you. They're all looking for it, too. Why would they tell you? Not being rude, just realistic. Motivation isn't there.

Thanks for the optimistic outlook! I understand my odds aren't very good, but it doesn't hurt to ask, you never know. I have a co-worker here in town that owns 80 acres between Montgomery and Bham. He doesn't hunt it (too far away), nobody does. He only goes up there once a year to check on it. Maybe somebody on here has a similar situation, land down here in the SE, too far away for them to hunt, so it just sits there unused. Or maybe they leased it out before but the lease holder opted out for the upcoming season.

Perhaps U R right, lack of motivation. Did I mention I was willing to pay a $100 finders fee for help locating a piece of property?

Therein lies your other problem with that kind of tract. If I knew of something like that, it would likely belong to a friend or aquaintance of mine. I'd know them and they'd know me but I don't know YOU. If you were a long time poster here and I had some kind of history to gauge your ethics, behavior, etc by that might be different.

In light of that I would (and I think most would agree) that they'd likely be worried to recommend someone else lease you something since they don't know you.

I don't say all this to be a ********. I just see these types of posts all the time and always wonder at the "waiting on my lottery numbers to hit" viewpoint it seems to indicate.

The places I've hunted I found. Either internet searches or through personal and business contacts I've spent 20+ years accumulating. I have worked my *** off finding some of them. I use the results of that diligence FOR ME, or selected friends, not random unknown curious strangers on the Internet. Good luck. You'll need it.

I understand your viewpoint, however you would be wrong in my case. I already have 1500 acres to hunt in Henry County. The other 3 gentlemen and I that hunt it have been managing the land for 8 years now, and our results are impressive. We took property that was over-run with does, and that had been hunted with the "if it's brown it's down" philosophy for decades, and turned it into a fantastic piece of hunting property. The previous 20 years or so had yielded only 1 deer in excess of 120". Since we started managing it, we have taken 8 deer over 130", with 3 of them going over 140". No bad for a property only 30 minutes from Florida.

About now you are probably asking why I would be looking for another piece of property if my existing hunting land is so good. Well, I will tell you. The rut on our property happens around Christmas, and is usually wound down by the first week of January. The last 3 weeks is usually pretty slow. In contrast, most of the surrounding area has a late January early Feb rut. I figured that I am in a somewhat unique position to live in an area that has 2 distinct ruts, and that if I could find another small property in the January rut area, that I could spend the last few weeks in the season hunting another rut, thus increasing my odds to kill a big one. Nothing sinister, no need for me to hit the lottery. If I can't find anything this year, no big deal, I will just continue to work on it until I do find something.

As far as you questioning the reasoning behind asking a bunch of total strangers for hunting land, I can totally understand, however I look at it like this: it costs me nothing but a few minutes of time to post on the forum and ask. If I get no response, I have lost nothing. If I do happen to get a response, I may end up with something very valuable to me. Sounds like reasonable odds to me: nothing to loose and everything to gain. I won't even be out the $1 for a lottery ticket!

How does "over run with does" and Brown it's down" fit into the same land? DO y'all do any year around feeding? JW

20 something years ago up until about 10 or 12 years ago (forgive me if my years aren't exactly correct), Alabama only had a few weekends that you could legally kill does. They then transitioned to a 2-week long doe season before finally opening it up to a season-long doe season. Even after the doe season was "liberalized", many hunters still resisted shooting very many does, preferring instead to shoot every year-old buck that wandered by. That is what I meant by "if it's brown, it's down". The first year we started the management program, the biologist issued us 50-plus doe tags to thin them out. The next year we got 30-something, and since then, we have managed to take our goal of does every year without the tags, which is usually in the 25 range.

We do some year-round feeding, usually planting a mixture of soy beans and cow peas. About 1/3 of the land is farm land, so a good portion of it is planted in peanuts every year by the local farmers. We do not do any supplemental feeding (protein pellets or corn), although I do pour corn out in front of the deer cameras during July and August while we are taking our summer time pics.

Of course, we plant oats and wheat for the winter, and last year started mixing in some clover to help with the early Spring period.

Good luck bud. Seriously hope you find what you are looking for. You seem like a decent enough person.. And I'm sure if you do get a lead then no one is just going to go into a lease agreement without meeting and getting a good judgement of your character. I say that to say this.. There are just to many grown men on this forum that just want to try and pick a part every little thing about people's posts and just so many know it alls on here who can't wait to tell someone why they won't, or how they are doing something wrong etc. Its childish bs. People always want to one up and have pissing contest with others who have done nothing but post a simple question with no intent to get into some big debate. It's whatever though I guess.. I just am glad that I have came across other great and very informative forums.. And it blows my mind that there is literally zero responses to post like this. And it's a much bigger forum.. I mean just going through and looking and the pety responses on here is sick.. Calling some one out on the spelling of acres in one of the post under this section just for example.. Like I said it is what it is but why not make this a great place and help educate others and be men instead of acting like teen girls and pick apart every single thing.. It is hard to find any hunting tracts in SE Bama. Maybe it would be better to concentrate on joining a club and keeping your eyes open.

That's basically what I am doing right now, already have a great place to hunt, just keeping my eyes open for an additional spot in the extended-season area. That way I could hunt my regular property up until the second week of January, then move in on my new spot for the last few weeks of the season and the January rut. I figure by then, hunting pressure on adjoining properties may have a lot of deer holed-up on the property I have left alone, and that combined with the late rut may give me a chance at a good, mature buck. You are totally correct, land down here in the SE corner of the state is VERY tough to come by.

I appreciate that, but joining a club isn't exactly what I had in mind. Can't see paying the same dues as other members if I'm only going to be hunting the property for 3-4 weeks at the end of the season, but I'm sure the other members wouldn't mind! Also would defeat the purpose of leaving the property alone until the rut, as I'm sure the other members would be hunting the entire season. Thanks though!

Yes, I keep an eye on the timber company websites, but even the closest properties to me are 1.5 to 2 hours away, and there are very few of them, most are much further

try charles patterson of charles patterson trucking. Got several lease's around here mostly farm land. Kinda high, but I have seen some of the leas's go down in price closer to hunting season if they didnt get leased. Usually range from 50 -100's of acres. Maybe he'll have something that'll work for ya. If he does dont forget that hun-done

Funny you should mention him, contacted him back in January and spoke to him several times over the Spring about some land. Called him a few weeks ago when he said he had some land available, so sent him my email, but never got anything from him. Called him back to verify email, which he did, and said he sent it again, but still never got anything from him. Finally just gave up.

Thanks for the info, though, that's exactly the kind of lead I have been looking for. Hopefully the next one can successfully use email!

Yea, he's kinda strange, every now and then he's got a good one for lease. Just hard to deal with. You checked with the timber companies around here. Rayonere (rebelman)has some that come up for grabs. Plat-Haney probably owns more land in coffee county than anyone else.

I know it's a little bigger than your looking for but you might want to checkout AFOA. They got a lease in Barbour county a little over 1,000 acres @ $15 acre but you also get the use of a cabin and shed.
Sounds like a pretty nice setup for someone.

The same guy has a 192 acre lease in Pike county for $2,880 located near Brundidge.

Slocomb area would be perfect. I've seen all the other listings mentioned, but are either too far away or too expensive, really can't afford to sink much more than $1000 into it, maybe a little more if it's something good

I already called that guy on craigslist. Sounds perfect, but I was the third guy to call him and he said he had to let the other two guys have first refusal before I could even go look.

If I'm not mistaken, that area is going to have about the same rut date as the property you're already hunting. You need to be a few more miles west of the lake/river to get in the later rut.

Went and checked out that piece of land that was listed on craigslist 9 miles north of Abbeville. Saw 1 set of deer tracks the entire hour I was up there. UUGH! And he wanted $11 an acre. NOT. Gotta be something better than that.

SFH I am very glad to see I was wrong and that you HAVE gotten some good info from others here. USUALLY doesn't work like that but I'm glad it did in this case. Good luck.

Sorry you feel that way Brian, and wasted both our time. But it has already been leased. We jumped 2 deer on the drive through this morning. But just to be clear,you were her for 3 hrs Brian, after you locked your keys in your vehicle. Glad your attempts to smash out your window were in vein, and that my friend was able to give you a good price on opening your door. OH, and the price was also 10 per acre, and the insurance was 100.00. Not 11. Which was our cost in that land. I hope you find what you are looking for... All the best .... UUGH

Wasn't there to waste anybody's time, how am I supposed to know what the land potential is before I go check it out? And it's not about anybody's feelings, just stating the facts. I was there for 2 hours and 20 minutes, of which we spent about 1 hour looking over the property and the the other 1:20 I spent trying to get my keys out of the truck which I (quite stupidly) locked in there. I thanked you several times yesterday for arranging for your friend to help me retrieve my keys, and I thank you again for that, but none of that has anything to do with the facts. I saw one set of tracks on the road, no others. And $1150 for 105 acres comes to $10.95 an acre, rounding that to $11 doesn't really seem like a stretch to me. If you want to divide out the cost between land and insurance, I guess you can do that. Don't take it personally, just wasn't what I was looking for, and I'm glad you found someone to lease it.
