We have a new duck club starting up in Sunflower County. Roughly 2000 acres with 12 ag field holes (water and crop left) and 2 cypress brakes. This is the real deal.. Never leased before. 12 total membership @ 3,000.00 each. We have an area 1/4 mile from lease with power and water for campers, if needed at an additional charge. I don't mean to rain on your parade, so don't take this the wrong way. It is March, that doesn't mean squat that you have birds now. If you have water after the season ends then you have birds. I'm just trying to save you an expensive screw up, been there some that got the t shirt. Join an established club or hunt public, if it is available then there is a reason. That's a lot of money to hunt anywhere in MS, and it doesn't even have a camp house? What about the fields, what kind of blinds are in them, pits I assume? How big are te pits? What was killed on the place last year, ask for kill logs etc. I hope you are getting way more info on this place than the fact birds are using it in March.

Mississippi boast some great public land hunting, and if you enjoy thrill of racing the masses to a mediocre hunt then this place is not for you.
This is intended to provide quality hunting areas (food/water) to a select few. Unfortunately that comes at a cost. And that cost is 3k. I do agree ducks in March don't equal ducks in December. That is left up to the man upstairs to turn down the thermometer. Thanks for the interest.

If you guys are serious about ducks don't pass this up if you can afford the $$$.
Houses are HARD to come by expecially for a first year club but as you get to know a few folks and play by the rules doors will open for you.
FWIW there is a lot of water all over north MS due to rain and the brakes most always are full this time of year. No farmers hold water on row crop ground aftrer the season. If the ducks know where you are this year there is a pretty good chance they will remember you next year!

I wouldn't ever join a lease without kill data from multiple years, and I'd make damn sure there was some kind of clause in the lease that garuanteed water.

Met a guy that had a lease in MS, the farmer wouldn't pump it up as he had verbally promised. He hunted with us in AR.

I took a chance on a sight unseen lease years ago in a club with 12 members....all hand picked for whatever reasons by the el Presidente' (dictator)...I was a last minute membere to make the money work out guy. Played by the rules. Shot a dew ducks...some specklebellies! Got to know the farmhands. treat everybody the way I would want to be treated. Next year down to 6 members and lost one hole...el Presidente' kicked to curb for charging folks to hunt during the week while we weren't there. Next year...3 members...the next down to 2! This getting a bit pricey!
Then at the end of that year...Landowner/farmer says club thing is over but here's what YOU ARE gonna do...Now I stay in his house and hunt the whole farm for a very minimal amount!
No drama!

HERE'S MY POINT...IF YOU NEVER TAKE A CHANCE YOU NEVER WILL KNOW! THE ONLY FOLKS THAT COUNT EXACTLY HOW MANY DUCKS THE CLUB KILLED HAVE GOT WAY MORE EGO THAN I WANT TO DEAL WITH. IT'S NOT A COMPETITION! iT'S ABOUT BEING THERE HAVING A GOOD TIME AND IF YOU KILL A FEW THATS GREAT TOO! SPIKE HAS GOT 2 CYPRESS BRAKES THAT GOD IS GOING TO PUMP FOR HIM AND THE REST YOU'LL JUST HAVE TO TAKE AT HIS WORD!

Guys, I am not out to screw anyone. And am pursing out of area members to keep the pressure to a more minimal hunting pressure. I agree two or three bad apples can ruin a group effort. So to keep that in check I am basically interviewing the interested party. Thanks for the interest.

PS. The lease cost is what it is. If you cannot afford, we don't need to discuss it. Not trying to be rude but damn

I hunt in Sunflower. Not saying this guy is not legit, but I've seen a lot of shady deals in the area over the last couple years over there. Everyone's looking to make a buck and lots of middle men around leasing and re-leasing.

Doesn't sound like this guys is part of MS Delta Ducks so hopefully you aren't gonna pay for a timber hole and when you get there get put on a catfish pond all season.

So you're advising people to hold their breath and pray? Fellas don't listen to a word this dumbass says. The point of paying big bucks for a lease, is to go kill a bunch of birds. You can go have a good time hunting wmas, for minimal cost.

I'm not saying this isn't a good lease, but I'd advise digging in on the research, before pulling the trigger. I'd also advise getting guaranteed water in the contract, as well as no guiding, etc. Basically, whether it be a duck lease or a deer lease, people get screwed daily. Get it in writing and your chances go down.

The lease agreement will be in writing. With each member listed and the farmers obligation to water and standing crop (not what is left from combine). I'm getting in this too. But finding 11 more people to complete the lease is hell. I had so many calls from guys wanting to lease the whole property to guys wanting to split memberships. I have talked to some really respectable people and some outright douche bags. I moved to the delta 8 years ago from the hills. Every guy I know has pestered me about finding a duck lease for them to hunt. And now I get one and not a swinging Dick has the money.

Hunting would be easy if it were free or really cheap like when I was a kid. As leases went from cheap to extreme, people are now really trying to get value for the high leases they are paying. I too am the same way so I understand people's concern and questions.
