Got a friend who’s having some property line issues. Had it surveyed yesterday and lost most of their yard.

What is the most accurate type of survey to get?

Boundary Surveys usually meet ALTA/ASCM standards. This doesn’t look to be a survey accuracy issue (unless the surveyor is incompetent). It looks like an issue with deed. With a compass and deed and a starting point, you should be able to get closer than half the yard off.

make sure they aren't doing the survey with a handheld GPS unit and a computer. Dumbass that did mine was 50 feet off...to my loss. Had to get a real surveyor out to find the true line.

Most likely its a deed issue. Send Golden Eagle a PM, he might be able to help get it figured out.
