You could probably do tree cutting video's and post them on youtube and make $. Heck there are guys that do free landscaping on over grown properties for free, just to put the video on youtube and they get paid more for that then if they just cut it the legit way. Not only that, they get equipment companies that supply them with their equipment, I am sure heavily discounted or free, just to get more exposure.

I have a friend down in Auburn, he bought a bobcat with a forestry kit and a mulching head and he stays covered up. I bet he could video it and make triple what he makes right now.

No it is not. You can hope for it, but that doesnt mean it is going to happen. It's not going to crash until the fed quits printing money and the US returns to a balanced or cost cutting annual budget. Neither or which is going to happen if past experience and the players involved have anything to say about it. I've been expecting it to crash for the past 4 yrs and they just continue to kick the can down the road and fire up the printing presses when needed. I honestly don't think they ever turn them off anymore. Too many of the people in charge are making too much money with the way things are now. I'm quickly becoming convinced now that it'll rock on until something big happens on the world stage. Heck, I'm thinking about moving my stuff back into the stock market.

the housing market has to have more supply than demand to crash. There a way fewer houses for sale than there were in 2020. We also have to provide housing for the 10 million Joe let in. No we aren't going to see crash unless there are massive foreclosures.

We are still seeing multi-bid offers on homes.Cash, no inspection, 10k+ over asking. One a few weeks ago sold for $70k over asking. No contingencies. It's regional, but it's still a hot market.

January, we set both volume and income records
February we set both volume and income records
March we are finishing 6 less than our best March ever, but income over $5k more. We had to turn away 10 jobs due to one inspector being sick needing surgery. Otherwise we set a volume record this month too.

This market is not slowing down. FYI. Central Alabama. Cullman to Clanton, Pell City to Tuscaloosa. That's the numbers.

My opinion, something has to give sooner or later. It has to. What, I don't know. But it's got to give.

The folks driving the housing prices up in my area are spending their baby boomer inheritance or moving from areas where a similar house would cost 3-4 times more. Same way with timber land.
I had a truck drive past my house a couple times Monday afternoon while I was piddling in the garage, which is unusual because I’m the only house on this side of the lake.
I didn’t recognize the truck so the third time it came by, I walked outside to find out what they were doing.
They had already passed by, but when they saw me they backed into my driveway. The truck had a Tennessee license plate. It was a couple that looked to be in their early 50s that were looking to buy a house in this area. The guy had worked as a contractor at one of the local paper mills several times over the years and they liked the area and wanted to move down here permanently. They wanted to make me cash offer standing in the driveway without even seeing the inside of the house. After talking with them for a while, I gathered enough info to realize they were legitimate. The guy gave me his business card and told me to check up on him through some of the people that we both knew at the mill. I did that yesterday and made him an “I don’t want to sell it price” this afternoon.
If he shows back up with enough Benjamins to cover the tab, I’m gonna be relocating. 😁

Yeah but I missed the big drop back in 22 that had everyone squalling and have been earning 8% in bonds since. By protecting principle back then and having those additional funds earning the entire time versus having to earn those losses back, I’m still ahead of where I would’ve been had I stayed in for the drop. I do wish I’d have jumped back in last Oct and was jumping back out now, but it is what it is. I’ve got a feeling that no matter how hard they try to keep it propped up through the election, they are not going to be able to keep it up and there will be a big drop. They are openly lying now on monthly jobs reports and other economic indicators, then issuing revisions weeks later. It’s becoming obvious they cannot continue this, as people are getting wise to the tricks. Everyone finally picked up on it this past report when they had to drop the jobs number by 50%, just two weeks after they used the false number, beating expectations, to run the market up. Inflation is still double or triple what they are reporting and the fed will not bae able to drop rates and they already know it, they just aren’t reporting it because of what it will do to the market. Drop is coming and the time to jump back in will be after that drop.

The older generation was very financial frugal. They had a pension and have not had to blow threw savings. I estimate my grandparents will kick down about $600,000 when they pass in the next 5-7 years so each of their children will get $300,000.

There is your $500,000 dollar house. Tons of wealth is changing hands everyday.

It's gonna be hell for a lot of people because I see people buying over priced houses they can't afford. Most of them got a little inheritance and used it to buy a house that's priced double to what it's actually worth. Give it time. It takes money to run a house for the long-term. Maintenance. Roofs, HVAC, plumbing needs updated, electrical, siding, soffet, gutters, is just a few things they are gonna have to fix eventually. Not to mention the vehicle maintenance and payments.

My neighbors for example....they work really low paying jobs. They bought a $300k house somehow. They're fence fell down, they can't even afford to fix a privacy fence. What are they gonna do when they need a $12k HVAC system or roof? That's the example I'm speaking on. There's a lot of people that bought houses that really can't afford them in the long run. They bought the house to escape apartment rent soaring. I believe there's lots of these people out there, especially in Huntsville because I know a lot of them. This is what's gonna collapse the market in due time. Let a few things break and see what they do.

A 300K house isn't much house now days. My garden home is almost worth that. You should see the ones going up around my hunting lease, these are now well over $1mil. Easy.

In the HVAC world we do 35-50 new custom homes a year. It has not slowed down any and it seems the homes SQ.Ft wise are getting larger. Plus our prices since the new SEER rating took affect Jan 2023 have gone up 30% for a "full-cut" duct job. This price increase comes from HVAC distributors as well as the supplies to do the jobs.

I wasnt joking above, when I told you HVAC was way up. Buy 8-10 installed systems a year. That's a one time 30% increase as a result of the newly passed EPA efficiency standard, and that's on top of the normal year over year price increases for the past several years. So in summary, that is a 30% increase on what normally amounts to 8-12% of your total build cost. And people wonder why new home prices are up. SMH. You gotta quit voting democrat doc.
