I think this is it. Just come put a stand up and hunt it vs working for it all year. The time and money invested will add up to $2500/year on a much larger place with the same results, if results are the main goal. If you enjoy the work and time spent in the process, it certainly wouldnt be worth it. Im in that group. My goals are not necessarily the results but the process. I believe what i do makes a difference around here and that is the prize for me. Killing a good deer is icing on the cake. Ifi dont kill a good one, i still get the cake and i like cake.

I actually have been doing something similar in Alabama with one lease. I pay way more than I like for it, but it just flat out holds deer. It is a love hate relationship because it is small and there are very limited opportunities to hunt it given the wind, weather, time of year etc. When the time gets right and if I can get into one of the two stands on the property, I know that I will see multiple bucks and doe per sit. For example in just three sits this most recent season, I saw seven different racked bucks and countless does and yearling bucks. Once every three years or so I will have a sho-nuff shooter to hunt so I hold onto the lease.

Key part for me is that I leave the place alone. I feed from July/August through February, plant it in the fall and stay out. I go in about once every 6wks in the middle of the day to top off the feeders and that is it. Rarely I will pop in during early bow but I mainly wait until the rut to make a quick hunt or two. The overall quality of the hunts I am able to get from the place is justification alone for the lease price and costs.

There are small properties like this available to lease for folks who are willing to pay and willing to do the leg work to get out and find them…… I know guys who filled all three buck tags on properties like this with solid bucks. Properties like this are steadily filling up though…..I think the last few years have kinda been like a gold rush on them. They’ve become more of a diamond in the rough than they used to be. I’ll say this from personal experience……..The right 25 acres will put more deer on your wall than the wrong 2500…..

I wouldn’t and I don’t care how good it is. If I pay anything remotely close it’ll be somewhere I can stretch my legs, hunt different types of terrains, turkey hunt. That’s more important to me than quality alone. Those small gold mines are what are driving overall values up. The fact some of y’all would willingly pay that I think is absurd. Not my money tho.

That access is gona be a possible problem. Either youre right on the side of a road or youre accessing via the fellas land whos deer youre poaching. I know youre not really poaching but tell the guy that who has fed that deer for five years

If you lease 250 acres at $10 an acre and 200 or more is open field then your no better off than paying $100 an acre for a small tract. I've got one customer I mount at least 1 deer a year for that kills them on a 22 acre
Piece. Not one of these deer has ever scored under 130. Most years he kills 2. Mounted 4 deer off an 70 acre piece this year that ranged from 133 to 162.

If anyone is interested, I’ve got 1200 acres in Jackson county that I’ll lease the entire property for 100/acre. You can hunt the entire property, or any 25 acres that you choose.

Hunt the very most inner 25 and consider it a 1175 acre sanctuary around you. Lol

Assumptions: Accessible, no neighbor issues, not my only place to hunt.

Answer: Yes. Plenty of people don't hunt more than that regardless of the amount of acres they could hunt. Plenty of people who homestead an area smaller than that on a club. If somebody offered you a spot in a trophy club and you found a 25 acre honey hole, would you be okay with paying the full membership?

Don’t worry u will be paying that before long. Clubs that are 5 to 7 thousand acres are deep pocket clubs. The average size clubs will just keep going up and folks will be paying crazy prices for average ground it’s all heading that way
