We’re fixing up our old pool house. 20x20 with a 10x5 bathroom. My son is going to move out there, so question is… there’s already an old 220 water heater out there that will need replacing. Go back with a 40 gal 220 or drop down to 110 20 gal point of use Heater? I know on demand electric get a bad rap but with only one person out there? Will the 220 40 gal use much more power than the 20 gal point of use? Price is negligible

If bathing will be done id go with 220. Power use will be not be much different. If that worries you get a timer to put on it.

Already wired for 220v and if a women ever will use it, stay 220. They bathe in lava.

For no more than what you're talking. I would look at the Rheem RTE 13.( electric tankless) I installed a couple of those in my old home and they worked flawlessly. Had one for the master bath and one for an added bathroom upstairs. Fed a sink and a shower.

I’ve done the electrical for several on demands. Yes, they only pull power when in use, but when they need it, it’s very high demand. First one I wired, Alabama power had to upgrade the transformer and service drop. The only time I can see electric on demand being viable is for a hand sink. Otherwise, go with gas on demand or electric tank.

I love the idea of a tankless but our water is pretty dirty. I’ve seen a few reviews where that’s rough on a tankless one.
I have a whole house filter x 2, cotton and carbon and still get brown water from time to time.

BTW, don't be surprised if a 40 gal isn't cheaper than a 30. 40 is the long time standard size. Is one of those brands made in Alabama?

No, city water but they have old metal pipes. Sediment is bad and I’m close to the treatment plant.
Not sure where they’re made… I’ll check it out.
Got up one morning and my water was tinted purple….
They do the best they can I recon.
