When we moved back here, from Troy in 2000, we used Coach Blakeney's wife as our realtor. I told her to tell me what to do to maximize the selling price. She brought a paint sample that afternoon, and asked me to paint the front door and the vinyl shutters. It wasn't your color, it was some shade of dark brown. A few days later, we had an offer for $30,000 more than we paid for the house, four years earlier. These were 1450 sq ft starter homes. That was a huge payoff back then.

I thought I would update this thread... It has been a crazy few weeks. We accepted a cash offer on the house for almost the full asking price about 3 weeks ago, had a huge estate sale, took about 5 pickup truck loads to Goodwill, and about 5 loads to the dump of just accumulated stuff over the past 28 years. Gave away a bunch of other nice things to friends and sold a bunch of stuff for dirt cheap on Facebook marketplace. It's been a difficult but liberating experience. I think people call it "Swedish Death Cleaning." Since the cabin is fully furnished and about half the size of the house, we simply didn't have room for an entire house full of stuff. We've still got a bunch of stuff to unload and find a place for in the cabin. We closed on Thursday in Homewood, so I took Mrs. Irish out for a nice relaxing lunch at The Battery. Pretty good grub. She retired in February, and I'm going on 3 days a week in January to burn up vacation days and then retiring in March. To say that we are pretty happy would be an understatement.

Seems like you have it all figured out.
Maybe you should start doing Dave Ramsey like seminars in your free time as it looks like you have made some wise decisions over the last years (enlighten us 😀).
Well... We have come a long way. We have been faithful to God and he has blessed us. When we both got married 16 years ago, we were both heavily in debt, plus she was upside down in her house. We had 4 kids still living at home, and 3 of those kids were a real pain in the ass. We were able to get out from under her house, pay off the cars, start putting as much as we could stand into our 401k plans, and every time we got a raise, we would give our 401k plans a raise instead of giving it to ourselves. We cooked at home and didn't go out to eat much. We took inexpensive vacations. We bought used cars for cash. We paid our credit cards off every month. We bought property when it was cheap and sold it when it was high. We did most projects ourselves to save money. We built this cabin ourselves and only contracted out stuff we didn't feel comfortable doing and we got good deals on that work as well. I have to give Mrs. Irish a lot of credit for putting up with me through all this, and I can't stress this enough, we have been of one accord through all the decisions, and kid raising and that is super important. Yes, we lived fairly frugally, but we had, and still are having, a bunch of fun doing it. Most people might not give up a nice house in suburbia, for a 1100 S.F. cabin with wood heat on a dirt and gravel forest service road, but we wouldn't hardly trade this place for anything. Retiring early while we are still young enough to do the kinds of things we want has always been a dream, but for the longest time I didn't think it was going to be possible, but I think we are going to make it now.
