Can any of you in Marshall Co tell me why there is a vast difference of assessed value of property taxes for the same type of land? I'm looking at the county parcel viewer and see one piece of <40 acres, all woods, hill, no structures, assessed at >$400 for the year, and the same type/size of land butted up to it and it's <$70? Seems like they raised taxes a good bit on some a couple years ago.

Several reasons. Was the $400 parcel owned by an absentee landowner? They tend to stick it to them , the Rev office knows they won't come contest it. Could be they just haven't gotten around to raising the $70 parcel or perhaps they did and that owner did contest.

Absentee owner, adjusted at a recent sale, re-assesment by grid pattern the other lot may be next year, lien or liens, several reasons..

Well its the place i just bought, and the previous owner wasn’t absent. The neighbor has had theirs in the family for awhile it seems. Two identical tracts, identical layout, etc. I reckon I’ll call the county and ask.

Jefferson county is like that. I have 12 bare acres and there is 40 bare acres a mile from mine and my taxes are higher than theirs

In some areas they grandfather in folks who have owned the property for years so their tax rates don't rise as much which could force an unwanted sale. Once the property is sold the rates then adjust up significantly to the current rates. Our neighbors taxes are tiny compared to ours because they have lived there for many years. When they eventually sell the new owners taxes will be similar to ours.
That may be what's going on or they may have changed your usage designation which can make a big difference.
Best move is to call your property appraisers office. They usually are very helpful!

If approved, they are no longer required to re-apply yearly. My tract is all woods, so forest land qualifies. Hope so, will save me $400. Time to fill out the application and see what happens.
