I've been looking at available properties on Landwatch and Land.com and they advertise these "Land Specialists". If I was to buy a piece of land, do I need my own "Land Specialist" like a Realtor buying a house? Or are these Land Specialist folks just a liaison between a buyer and seller?

I've been looking at available properties on Landwatch and Land.com and they advertise these "Land Specialists". If I was to buy a piece of land, do I need my own "Land Specialist" like a Realtor buying a house? Or are these Land Specialist folks just a liaison between a buyer and seller? I've bought several pieces of rural land in the past 8 years. The companies that focus on rural land sales often refer to themselves as "Land Specialists"....but they are only Land Realtors representing a Seller. Same as a Residential Realtor represents a Home Owner. It is on the Buyer to check out the land in regard to what you can/cannot do with it....topography,etc.
