Imo,,, and seeing what was done and time spent . He made $900 labor .
I could have replaced the water heater in 45 minutes with parts in hand Did she supply the water heater and faucet?

Hopefully he cleared enough to cover those expenses, and pay himself enough to keep health insurance on his family buy groceries, and put a little away for retirement.

His making a good living or should be. I used to work as a maintenance man at a apartment complex.

If in real estate the foreclosure market will become pretty solid. They’re picking up from what I’ve been told. Most agents don’t like doing unglamorous foreclosures. Big banks have to wash the foreclosures thru the system and get them off their books. That's correct. But if you know how to navigate the system, there is going to be money to be made in flipped foreclosures. Rented or sold. It's coming. That's a fact. I am planning on this idea. Not renting because if money is tight people don't pay rent and your fearless leader has shown he will mandate no evictions so flips is the way to go. The problem is finding a source before the real estate folks take the best properties. Any ideas are appreciated. I come across deals periodically. I recently had 9 properties we inspected for a potential buyer. Package deal of 10 properties. Never got a chance to inspect the 10th. They couldn't get right on price I guess. Those are still available in the Birmingham Eastlake area. I could hook you up with the owner if he hasn't sold them yet. PM me if you'd like.

People will always need housing. Real Estate is bad when you buy wrong, spend too much, and are over leveraged. Real Estate is awesome when you buy right, spend right, and don't get over leveraged.
I've got 1 house under contract and waiting to close and another one hopefully under contract by Thursday. All off-market opportunities. I'm in at under 50% of ARV.

Purchase at $38,100, Rehab at $15,000. All cosmetic work, nothing structural needed. It's trashed though. All in at 53K plus closing costs and insurance. Plan is to flip, but the secondary exit strategy is for a rental. Rent is $850-900 range. It's a small deal, so nothing impressive on profits. Net should be $15-20k if everything works perfectly. If not, then making an extra 5-10k for some cosmetic upgrades is still profit. 4 weeks max doing a couple hours a day. House 2: Numbers aren't going to work for me. Deal is too skinny on margins. Perfect for someone to have as their own fixer upper to live in. But not for actually making a profit with manageable risks. So not following through with going under contract. I usually only buy small multifamily for my rental properties. If I take on a single family house it's typically a flip. Profits fund buying rentals or other joint ventures/syndication on larger apartment complexes.

My plan would be to not have them climate controlled and just have a chain-link fence around them with some cameras. Does anyone on here have any experience with storage units? Do the non-climate-controlled ones still rent out pretty well?

There is a lot of variation in Real Estate... there is certainly money in becoming a slum lord if that's what you want to do, however that's a full time job to manage IMO. I know a guy that makes bout $30k per month @ approx $350 per unit. He works his but off that's for sure and spends his days fixing broke stuff and dealing with a class of people I don't care to deal with. Owns a Laundromat and I'm sure cheats on the taxes as well.
That's certainly one way to do it. He just has a hard time leaving town and can't rest.... he gets calls day and night. He could hire someone to do the maintenance, rent an office and hire someone to answer the phone but realistically that's going to cut his profit to where the hassle of that gig doesn't look so great
.I have built several storage unit facilities. Honestly.... if they are in a good location they stay rented. The key there is finding the dirt for one and making it easily accessible. Having someone on-site is pretty easy. I particularly am liking the ones with a strip of shotgun offices/roll up doors for people that have web based businesses. Those are in high demand IMO. Always about location though. If you could get a few leases pre-construction on some incorporated office/business fronts that would sweeten the project.
There is opportunity in converting office to residential rental or condo. Office will be in the toilet for the foreseeable future. Key there is going to be in how convertible the existing building is.
No government employees were harmed in the making of this mess.

I'm guessing the owners insurance is liable but not sure.
