Here is my situation, we have asphalt dimensional shingles that were installed about 7 years ago.A bad hailstorm did a lot of damage to them a few months ago, there was shingle grit all over the deck, on the driveway and the gutters were loaded .
Depending on how much more $ is involved, I would like to consider someone installing a metal roof,or at least getting a quote. I'm in Birmingham. Anyone have recommendations for someone who is honest and trustworthy for me to call?
I'm just thinking asphalt shingles will need need replacing every 12-15 years barring storm damage and a metal roof will/should last my lifetime.
Thanks

Don't make a move till you contact your Homeowner's Insurance . Barring hail storms shingles will last much more than 12-15 years. 30 year shingles may not last 30 , but should get close.

Call your insurance and file a claim and use the date of that storm. If they don't want to play nice, it's well worth it to hire a Public Adjuster. Just went thru this and my 30 year roof was 20+ years old.

Ditto. Bout 12 years ago , we had a little hail storm come through . Couple of weeks later I had a guy out looking at putting vinyl on my soffit and outside trim. He made comment that the storm had knocked off a lot of "gravel" off the shingles and I should call my insurance . At the time the roof had been on about 18 years . I thought I was wasting my time, I wouldn't get anything or very little. Cotton States sent an adjuster out , he looked it over. Few days later I got a check for 12K !

Mine was 23 years old . Call insurance but didn t think I had storm damage . They said I did. Got 6k. New shingles was gonna be 8300. I put standing seam metal roof for 12k. 2100 square ft. Metal roof worth every penny . Should last my life time. Alfa insurance told me not to put metal roof on because they would end paying for a new shingle roof in time because of storms . WTH.

Wife contacted the insurance company a couple days ago about it. The agent said to get a company or two to come out and get a quote and then let them know what was found. Yep 2Dogs, the shingles that are installed now are the 30 year type. I looked up at my roof from the driveway (the top of the driveway is higher than the house) yesterday after I got home and you can certainly see shiny spots all over where the shingle gravel "used to be" ,lol.

Brushwacker, you and I are thinking alike. I just cant see what would be the disadvantage of a metal roof vs shingles, depending on if I can afford it of course. . How loud is it when it rains at your house?
Thanks guys, keep the comments and recommendations coming.
JustHunt, thanks for the pm !!

Note that there are two different types of metal roof: exposed fastener (doubt that is proper name) and standing seam.
The traditional metal roof needs to have fasteners inspected and replaced at intervals to prevent leaks; overall should last a long time but costs more initially than asphalt plus added fastener maintenance.
Standing seam has noting exposed to worry with and should last an extremely long time but is much more expensive. I did standing seam when I built my house because I saved enough doing many other parts myself that I sunk the savings into certain areas like roof, insulation, hvac, etc. I don’t remember cost but werent cheap.

I am going through this right now. The company I called to give me an estimate over a week ago still has not and the adjuster was a dick. I have broken corners, one whole side of my garage shingles that have been wind lifted, and a couple visible small leaks. After adjuster did his thing, I got an estimate for $1800 which included 214 feet of gutter. I asked the adjuster what about all the asphalt in the gutters. He said that is normal for a 10/12 pitch roof. I said hell no it aint either. So, I am going to go back to my insurance man and tell him to get me an independent adjuster, not company, to come out. I pay over $6K a year between house, autos & boats. Agent can do his part to fight it.

Don't go back to your insurance, go find a public adjuster yourself. They get a cut of the "settlement" b/c it's like hiring a lawyer. My insurance company gave me a $1800 dollar estimate and after deductible a check for like $700 bucks. The insurance company had totally fubared my estimate - put on there tear down of 11 squares but only replacing like 1.3 squares...huh? My public adjuster sent them an estimate that basically was max of everything you can do on a roof job, he knew all the laws, how the insurance companies work, etc. After he had some back and forth with them, I got a check that paid the adjuster, paid for my new roof and actually put money in my pocket.

I have another Roofing co coming out tomorrow to give me an estimate and will mention the "public adjuster" to them and see if they squirm. Right now I am pissed............................

I used a public adjuster last year for my roof. It was the best thing I could have done. The insurance company sent their own adjuster who contradicted everything the public adjuster claimed. To make a long story short, an attorney was obtained and the claim was settled within a few months. Here in South Florida the insurance companies will do everything they can to deny a claim or under pay one.

Can t hear rain at my house with the metal roof. If you only got one layer of shingles the metal roof goes over that . They put down 1/2 “ insulation panels then the metal . Like someone said mine is a standing seam roof . Only 16” wide sheets with the screws under the seam . No upkeep at all. An u can get whatever color you desire . Don t remember the gauge thickness . Don t think its option on standing seam just gavelume

ask your insurance company if your policy is replacement or actual cash value

Asphalt shingles should get you 20-26 years, depending on which ones you choose. Storm damage can obviously shorten that time.

A metal roof will last longer, if maintenance properly. The fastener washers wear over time and you'll need to replace them roughly every 10 years.

I have a number of roofers I recommend in the region. PM me and I'll shoot you a link to my contractor list.

Free. They only get paid if you get a settlement. I’m sure you can find local ones via Google.
