Lots of solid advice in the thread. Only thing I’d add is try to keep the deer from patterning you. It may be hard to do depending on the layout of your place. I certainly would not ride any vehicles into the property unless it was to retrieve a deer. Change up where you park and even when you hunt certain stands (keeping the wind in mind of course).

Put in the work and find some. Molpus, Soterra, Al Power, etc etc. Typically you can see all the land they lease on their websites. Start doing the research now and when a piece comes open jump on it. With sat maps, onX and the like you can get a feel for a piece of land long before you step foot on it. From fields, to topography to timber edges. All can be reviewed in the comfort of your own home. If you know an area is GOOD and a tract becomes available then jump on it. Boots on the ground is good but you need to do some ground work first.

25-30 yr old pines are not generally good bedding area. When will those pines be cut? 20 acres of cutover would help your daytime sightings significantly I think

I honestly have no idea man. You would think it could be done at any time due to the age. It’s an older lady that owns it so I’m not sure if she’s even worried with cutting it.

The best place to see deer, based on what you describe will be where 3 or more of the different types of terrain meet. For whatever reason those are used as travel corridors. Good Luck.

This guy has it right. Provide low pressure, high food volume/quality and stay out of bedding areas. You will create a sanctuary for the deer from the land around you. During the rut you will have a chance at a good buck.
