All the comments have really eased my concern about leasing the place. I think the overall experience alone will be a great time but I also want to have a chance to close the deal on one. I talked to the farmer to my NW and he confirmed some of the details I had heard about the place.
First, was that the 3000 acre farm that borders the whole eastern line does not allow any hunting. He also said the guys to my South heavily manage and have shot some 200 class deer. Insane to even think that’s a possibility to say the least… I asked him if I were to hunt his place what I could expect, and he said a 150+ in a couple days or so wasn’t unreasonable. So to say pumped up would be an understatement.

Location , Location is the key and it sounds like You are in the perfect spot 👍🏻
