When a group or individual leases a property is there usually a clause in there about re-leasing? Meaning the current leasor gets first opportunity to renew a lease?

Sometimes it depends on whether the lease is with an individual or a timber company. Also, with a timber company they can come in at anytime and cut or thin the lease. Sometimes they tell you in advance and sometimes you know nothing until you drive in and see timber cut. Hopefully they don't do it during hunting season, but spring is when they usually start.

Most do yes but. if you read closely in your lease papers even though they "say" its for 5 years its in there that they at any time can break the lease with you. Learned that from a un named large Alabama coal company.

Most leases are in a single individual's name, not the name of a hunting club. The actual lease will list a specific individual who will supply the club name and a member list. If the person on the lease fails to or elects to not renew, then the lessor is under no obligation to offer the lease to the other club members. It is good practice to do so, but there is no formal obligation for the landowner or timber company to do so. Also, in most cases, if they do offer an existing club member the opportunity to pick the lease up, they will generally use that as an opportunity to re-price the lease and bring it up to current market rate. Timber companies are especially bad about doing this.
