In theory that would work but in reality it would be hard to maintain for example I have 4 kids hunting this week plus me..or Joe lost his job we all gotta pay extra till he gets one...i personally wouldn't wanna be jointly liable on a note with 10 strangers. Not trying to hijack or dis your post or what your looking for just throwing it out there to consider and I said hard to maintain not impossible tho... beers

I've been thinking about doing this too. But would be doing with friends who I trusted and I knew had similar goals. I probably would have 10 strangers involved.

If 10 serious hunters got together and leased a tract of land they could make it work. I’m saying $3000-3500 a membership on roughly 2500 acres in a very good area.

What do you do when one owner gets sued, files bankruptcy, gets divorced, or dies? Lots of ways to end up with multiple unexpected owners. I don’t know the legalities of it all but it seems like it would have to be set up as a corporation or something.

START with 10 or so men ( target 100-200 acres per man) who : live at least one hour from the property, will pay utilities throughout the year, have grown children, grandchildren too young to hunt and don't often bring guests and don't entertain clients on the club.MUST HAVE ( not will buy) tractors, discs,spreaders, feeders, ladders, tripods and shooting houses. Also need to have been at their current job 10+ years( or in the same industry). Start here, you will be much happier down the road. based on 35 years of cumulative experience in several clubs leasing private land.

Ten people plus family and guest will take a minimum of 3000 acres to keep everybody happy and at $2000 an acre for crappy land that comes to six million. With a 20% down y'all will have to come up with over a hundred thousand each. Bottom line is you could lease several hundred acres way cheeper than what the intrest would be.

Trust, friends, money, do not have enough of any of the three to make it work. Also not sure money, friends, and trust would workout to many things could/would go wrong.

I don't see how it would ever work not for serious deer hunters. If killing mature bucks is what you are after I think you would be better off looking for a club I am sure there are a few around in the 3k-4k range that would be quite nice.
