Have a rental house with no pay renters. He WAS a friend yrs ago and never did me wrong. Don’t know what’s happened to him and his wife but big changes happened in the last yr. They were given notice and moved out without moving their stuff. They finally started moving it and the wife and I went there today to ensure progress was being made. We were sickened how people can live and the wife is beside herself at the filth and stink. We got some work ahead of us. Carpets were new 4yrs ago. They are now black. Dog pee and poop everwhere. There are trees growing beside the pool that are 15’ tall. The gfci sockets are missing for the metal I guess. Numerous deck boards and deck joices missing for what I’m assuming was needed for an emergency fire!

I’ve been left with a mess and not much recourse. They are finally out and now the work begins. I have someone that wants to rent it ASAP but it’s gonna take a little to get this right.

I hate it for you. There are some sorry people out there. However that is one reason to get a decent deposit and inspect the house periodically.

I see it all the time and is why I got out of rentals years ago. Folks being evicted lock dogs in rooms, knock holes in walls and tubs, bust cabinets, spray paint stuff, bust light gixtures, stop up sinks and leave the water on and more. Especially if drugs are involved.

If and when I have some rental propertys I will be the most prejudice, discriminating, selective SOB out there. You just about have to be now-a-days.

My wifes grandfather has 3 nice house sitting empty here in Scottsboro because dealing with Tenants isn't worth his time anymore.

It can definitely be a headache.

Been thru a bunch of these over years with my dad n grandads rentals it will amaze u...i lived in a new place for 5 years and it was my wifes grandmother's I replaced all carpet and painted when I moved out as a nice gesture because of all she done for me i don't know why people leave it in filth takes no money to clean up trash at the least

Most folks I know that own rentals DO NOT allow pets. Over time, the renters learn to live with the animals crapping and peeing on the carpets, floors and chewing on things.

Had a rental house here in Cullman a few years back. First renters were great until they had a baby and had to move out. The next set caused me to sell the house and get out of that business.

It is truly amazing how filthy some people are.

Yep. It is part of the business, however it has gotten worse.

You charge $50 - $75 per month over the normal rent and offer a FRESHLY PAINTED place, with NEW CARPET. Screen em best you can. I have one tenant now that has been there since I bought the building. Super neat...great tenant.

It is all about screening.

But STILL, Figure in Paint at $350 for a 2 BR unit , and carpet at $1300 and Vinyl at $850 for each tenant. Its $2500 per apt. for "Make Over".

After 2, 2 1/2 years of that extra $50-75 its just more gravy. Work the numbers, screen them well and make it work.

Sorry you had that problem though. Always worse when it is a friend.

You’ve got to do unannounced inspections on the interior and the exterior. I learned this the hard way.

This is why you should pay attention to your rental property. If you were keeping up with the property on a regular basis, you would have known this was going on a long time ago.

Lol. No yall still dont know what i meant. To the OP...it aint rite that they didnt pay, stole parts from the structure and destroyed the house. Thats bad that you have to deal with that and i hate to hear that.

Property Manager for 30 years. People will disappoint you. Credits checks good, they LOOK good. Your maintenance folks should report any problems to you. Don’t reduce ANYbodys security deposit, it’s little enough when you need it. Be very strict on prompt rent payment, send out notice of default when late, can always retract . Check previous landlords, look for gaps in rental references.
