About 5-6 weeks ago I heard an animal of some sort (sounded a lot like a raccoon) in between the first and second floor of our townhouse. The next night, I saw a raccoon on the roof, which confirmed my suspicions. I contacted the landlord immediately (we rent through a real estate company), and they said they would have someone come out. It took about 2 weeks for them to have someone come out to give a quote. Well the real estate agency didn't like his quote, so they said they would have someone else come out. It's been 3 weeks and no one else has come. The raccoon now has babies, so that will be an extra issue. It makes it pretty hard to sleep when you have a 30lb raccoon running around all night with babies calling for her. Today, I get a phone call from my wife while I'm at the grocery store, and she said that a raccoon has scratched a hole in the ceiling and urinated through it. I get home, and that's what has happened. This has now turned into a public health issue and I'm done playing with the real estate agency. Just my rant for the day.

Get after it yourself. I know the company may technically be responsible but get some traps.

Would the health department put some extra pressure on the manager of the property?

I also suppose you could pay for the services of an animal control company and submit an invoice for reimbursement. You might or might not get the reimbursement, though.

I'd go pay the real estate folks a visit.

A trap won't solve anything at this point. I don't think I would have a problem catching momma, but she will eat a hole in the house to get back to her babies. If she can't get back to them, I then have dead raccoons in the ceiling. The worst part is, they're in between the first and the second floor, with no way to access them.

Boy, raccoons can make a mess of things. We do work for a Large recycling/trash company who pretty well gave up on trying to control the raccoons, they have a whole second floor of the building that they don't use. The coons rule it.

Landlord called and said they would have someone out first thing this week. I think she's starting to understand I'm not happy.

That's terrifying. Reminds me of Parks and Rec.

A townhouse? I think I found your problem.
Out here, we take of coons our own way.
This story helps me understand why you're a snowflake.

Coons? When racoons try to get on our back porch, Momma just chase 'em off with a broom.

Forgot to add, they're getting in through a hole in the neighbor's house.

I would trap them no problem, but that's going to result in dead raccoon babies in my ceiling.

Didn't even know I was on Outback's snowflake list. Well, guess I better go get in my safe space.

I'd love to have a problem like that at work .

Hey Boss - I'll stay late and shoot coons every night until they're all gone - time and half - plus $20 per dead coon .

22lr subsonic ammo flashlight - or PCP pellet gun .
Or 2 dozen coon cuff traps

Sounds like you need some Shake-Away product.

Shake-Away Yote urine

Momma will not like the predator scent and will hopefully relocate the babies as well?

I wouldn’t let them wait until first thing this week. That is a get your ass here right now issue. It is a health issue now and you need to tell them your lease requires them to fix any issues immediately. I wouldn’t have paid rent until it was fixed. No way I would have waited as long as you.
