We bought our first home utilizing a USDA loan. Probably not much help as I don't remember all the specifics. I do remember zero down, no PMI, had to fall under a certain income range and a penalty if you sold within a certain time frame. Guidelines may have changed since 2008 though. It was an excellent choice for us at the time. Right out of school and allowed us to get into a nice starter house without the burden of 10-20% down and paying PMI.

It's hard to beat it if you qualify for it and if you find a house that falls within their zoning. It's slowly getting phased out. You can go to the USDA website and type in any address to see if the house qualifies or not:
