I have a rental home in Lipscomb (just outside of Bessemer) where the power was has been off for quite sometime. Long story short, the Lipscomb inspector is requiring the electrical system to be brought up to code before he will approve for ALPO to turn the lights on.

Work general consists of a new 60 amp sub-panel inside, wiring from the inside sub-panel to a new outside panel (breaker box), a new grounding system, a new meter box and new wiring from the APCO connection down through the meter box and into the breaker box. The licensed electrician whom assisted with the inspection quoted me over $4k to do this work. A Lipscomb business license and building permit is also required. Does this price seem in the ballpark?

Anyone know of any good and fairly priced licensed electricians around Bham that I could get another quote from?

Sounds a little steep to me, but there are some variables in what you are describing.

-How far of a run to the 60A sub panel, indoor or outdoor?
-What does he mean by new grounding system, just a new ground rod and acorn clamp?

To give you a rough idea, down here which is Gulf Power, an outdoor power pack installed with new wire up the mast will run about $1000 with permits

The 60A sub panel is inside the house about 20 feet from the outside main panel. Yes, I think so about the grounding system.

It seemed a little steep to me too. I was expecting half of that at most. Plus the outside panel and breakers are brand new.

Thanks

Too high and Lipscomp is all about fees. They don't want things repaired but by their friends. Mayor and Police chief got in a fight not long ago.

An electrician "assissting" with the inspection sounds fishy to me.

Lipscomb would not allow their inspector come out and check the house unless I had a licensed electrician get a license and permit, inspect the home first, and then coordinate with the Lipscomb inspector to see if it was acceptable.

It's been a hassle. My motive was to get the house approved as is. The electrician's motive was to have as much work done as possible obviously. I was screwed from the beginning but Lipscomb would not cooperate.

Lipscomb is crooked as hell. The inspector and the assisting electrician are gonna spilt that 4k. It's a money game. If you hire someone else their going to fee the crap out of you and make it as difficult as hell.
