Definitely get a legal contract form printed with what rules you expect to be followed and grounds for termination. Location determines rent amount along with the market. They will break things just like anybody else. Out of curiosity where is your house located? In a good school zone? Are desirable jobs close by?
Two roads diverged in the woods and I took the one with deep ruts,hills and mud.It may be bumpy but WHAT A RIDE!
