Saw where the price of a lot of leases are going up again this year…..Some were going up another $2 per acre……For those of you who are dealing with this, how is you club handling it??....Are y’all raising the club dues or adding more members?

At some point club dues become maxed out for what hunters are willing to pay……I know when I leased land and was trying to find members it seemed like once you got up around $2000 per member then the pool of potential members really went down……

Alabama dues were maxed out for me at anything over nothing.

I imagine in many instances clubs will add more members. I agree that once you break the $2000-2500/year mark the number of people willing to pay drops significantly. I think many people don't hunt several times a week like I do so therefore the thought of pay $2500 or more annually to go hunting a handful of times a year just isnt that appealing and for the others it might be a financial reason.

Our dues have went from $1100 next year to $1300 to this last year $1500, I am about max out. Not sure of lease amount, only one guy name on lease he won't show any details. The hunting is decent, few good bucks killed each season but I am only in it for the turkeys, been a good flock over the years but last season was down and they have done a lot of cutting on us and the 2 a joining leases.

With the amount of money we spend on upkeep of camphouse, roads,plots, licenses, food and travel every year, our lease price is peanuts. We are lowering members. As they give up there spot we just absorb their share.

Our lease went up $2.25 an acre for the third year in a row. Timber company said they were averaging prices from south bama, Ga, Ms and Tn land they own. Which is absolute garbage considering our land is hollers and old strip mine in central Alabama

The key to a good club is to always have about 1/3 of your members be those richer business owners who don’t have time to hunt but a couple times a year. They always pay their dues, don’t mind paying fines for missing work days since they are too busy in the off season making money. They are crucial to a good operation 😂

I guess it just depends on what they are looking for. Do they want a club to run to and hunt all year or do they want a 4 day hunt with a camp full of strangers. I’m sure some will go elsewhere. Not sure if most will.

The point I’m making is just what 3bailey3 said……His dues have went from $1100 to $1300…..now to $1500 which is about the most he is willing to pay……I suspect many clubs are going through this same thing……You reach a price point when 90% of your “customer base” isnt going to pay a higher price to hunt average Alabama land, so the clubs don’t have a whole lot of choice but to add more members and increase the hunter density…..As lease prices keep going up, so will hunter density.

I'm very thankful I could buy 90 acres 8 years ago. I process 3 Deer a season and I'm done. Haven't seen but one "Mounting Quality" Deer in these 8 years. A group out of Gadsden leases on 2 sides of me.....may be why I only see young Bucks. It is usually good for 1 or 2 Turkeys a season.....last year 0.....never heard a Gobble. Fortunately a friend let me hunt the 2200 acres his family owns and I killed one gobbler there last year. The BEST Clubs usually never have any openings for a Stranger....if a spot comes open it goes to a family member or close friend.

Yea, if I’m spending 7k a year I will buy a small parcel or hunt out of state.

For me, it better have LOTS of deer and amenities like a club house/etc once it’s above 2500 per season.
