If a management company buys properties to make money from leasing in Democrat run cities then it is unlikely that company will turn a profit. I know of a couple low rent neighborhoods in the Atlanta area that are all owned by one company. They must have 500+ leases and I doubt they are turning a profit because of things that article mentions. That company probably loses two or three houses a year to fire just in that area. Other houses they can't lease because they are far from code, or they have some other problem like cat lady and crack head houses.

Fixing up my last property to sell. Lower the house value, the higher the profit. However much more of a headache. Higher the value, less of a headache by a large margin, much lower monthly profit. Seems real estate people are moving to more commercial rentals.

I have considered fixing up some properties in retirement and flipping them, however I can't see me ever fixing any up to rent because of the type of stories mentioned in this thread.
Even on the flipping idea, most properties are way overvalued right now, which is why all my money is just sitting in high interest CD's and waiting it all out to see where everything lands. If you really want to make money in flipping, you have to buy off market. There are agents and wholesalers who are pounding the pavement finding those type of deals and they are not listing them on Zillow.

Flipping smaller, starter homes is a good $ maker now. No matter what you're trying to buy , even if the market is high , there's always bargains out there , you just have to look harder.

I'm not very educated on how this "squatting" crap works but if I'm the owner I would perceive that they are trespassing. I can't understand how people can remain without the law enforcement removing them and charging them with trespassing, and all the other charges that would apply in that situation. In many states the law is in "squatters" favor. It can be a long and costly process to get them removed. I know it sounds screwed up , but that's the way it is .

One news report said the squatters will print out a fake lease. When you and the cop show up to get them out, on trespassing, the squatter will show the lease. The cop then says it is a civil matter, because of the lease, to be settled in court. You are left on your own.

I imagine those company keep getting incentives from hidden loopholes thru government monies. I’d bet there are disadvantaged family funding, section 8 etc….. that backstops losses. They probably get cheap loans or grants to bring homes in poor neighborhoods up to code for disadvantaged single mother homes.
