IMO, it’s all dependent on what is surrounding it. The right tract 10-20 acres might be all it takes if it’s in the right spot. With that being said I would prefer to have at least 80.

We hunt a 10acre and 20acre. You better make a good shot if you dont know and get along with your neighbors really good. We do own them and know the neighbors.

Totally depends on where it is and what's around it. I live on 28 acres and I see more deer on my place than anywhere else I've ever hunted. I see 20-40 deer on almost every hunt. Of course, I've been here for 33 years and rarely kill a deer. Also have very light hunting pressure, which you can't control, on surrounding properties. I'm basically living in the middle of a game preserve. I plant all of the open areas spring and fall. I'm lucky and blessed I stumbled onto this place many years ago. It doesn't hurt that I'm in a very high deer density area. You.
don't have to have 1000 acres to have deer. I also lease 800 acres that I've had for over 25 years within 3 miles of my house. It's good to be me sometimes.

Once upona time, I leased 104 acres for 2 years because the owner didn't think it was good enough to hunt. Lost it after that because 2 of us killed 15 deer, 9 of which were pretty good bucks, off it in 2 seasons.

No, you lost it because you TOLD people you killed 9 good bucks.

Social media (and before that, word of mouth (gossip)) caused more people to lose leases than any other reason. Loose lips and all that jazz.

The key is being surrounded by large land holders. That’s where I screwed up. It was fine until the last few years and small property exchanges have made a good place just ok. You want to buy something surrounded by either big hunting clubs that let deer walk or neighbors who have your mindset too.

I've made a pretty good place to hunt on just 120 there is plenty more I could do but haven't had the time or the money but having like minded neighbors that know what it takes to grow mature deer helps tremendously.
