I get letters about once a month on my property from out of state land buyer LLC's offering more than that on occasion, one of those just sign here deals..... Like FSH said I would be all over that only but of coarse if you can swing it....Good luck

Seems like a good deal on its face
But some things you’ll want to know that may not be relevant today but good to know regardless. Include mineral rights? Any easements/ROWs? Recent survey/clear boundaries? Any problem neighbors? Can it be subdivided? What utilities are available? Missed that electric and well. What about internet? Any known issues or hazards like trash dump site or open well etc?

At that price I’d be on that like white on rice as long as it didn’t put a massive financial burden on the fam. Just in having land to hunt on would be worth the price of admission. If your grandkids and kids enjoy using it too then all the better. You won’t find that kind of deal again in the foreseeable future.

I thought you were wanting to know if the price is right but now you are mentioning tying up your money in land for years.
The price and zero interest sounds good without seeing the land.
No way to know if you have enough income/savings/investments to make this purchase without a bunch more details that you probably shouldn't post online.
Talk to a financial advisor or someone whose knowledge you respect and trust to share info with to determine if this is a financially sound move. If you can afford to tie up $140,000 in a recreational property and know you may not see any increase in value then you are good to go.

See these are the things I need to know... it's a mile off the main road and goes through 2 property owners. Both of who I know and they only use it for timber. its not leased out or anything. Another thing. This property borders the Talledage National Forrest but I have leased it for 5 years and never had someone walk on the property. I do have to give access to a land owner through this property but they have never accessed that property in 5 years and it's also not leased. All three of these land owners are big money and if I wanted to get out I am sure they would by me in quickly.

I'd pay $1500/ acre max. being in North Perry. Pine timber is like Ocean water,,,,,there's a LOT out there....Sweetgum brings more than Pine. That's why they said they are not replanting... pines don't bring no money. If I sold it in the future it would be as a recreational property. It has power and a good water well. You can hook up an RV on this property tomorrow.

I can pay for it as I will be paying it off in payments. He said we can work out payments I can afford but I am going to offer 20k down and 10k a year.
