Can't believe I'm asking this but how do I verify that the guy I paid for hunting rights is the guy who really has the right to hunt the land?

Did you sublease the property from from an individual that is not the landowner?

Can't believe I'm asking this but how do I verify that the guy I paid for hunting rights is the guy who really has the right to hunt the land? Good question to ask. I belonged to a club in Brookwood, al.in the early 2000's, hunting club president kept all the members dues and didn't pay the lease. Ran an ad in the newspaper every Sunday advertising for new members. He signed 109 members. Everyone found out opening day of gun season.

I got burned a few yrs ago by not researching the property we leased. A guy (larry wilson ,loxley al) whom i thought was a reputable realtor in baldwin county ,showed me a piece of landlocked property heād been leasing for several yrs prior. I was told the property was owned by a private landowner & that he had written permission to access the property from an adjoining land owner. Well Larry lied, it was actually weyerhauser property (no sub-leasing) & Larry was supposed to be maintaining the adjoining landowners road (he wasnt). The road was in horrible shape long before we used it the first time. Half way through the season the adjoining landowner stops my guest while leaving the property we sub leased , tells us not to step foot on his property again. At that point we had no access to the 650 acres we leased from Larry . I tell Larry, he gets sideways with us over the roads condition & offers no help finding another point of entry. Lost a pile of $ on that deal but Lesson learned . Karma will find its way around Larry Wilson

We had a black fellow pull up at my buddies camp and offer to lease us some land around Thomaston. We went and looked at it and would really like to have picked it up. I looked it up on the county gis site and the tax bill went to California. I told him if he could get us a lease coming from California we would be happy to pay him. That was the last time we spoke
