There’s no way in hell I would mortgage my house and farm together. My house and one acre is mortgaged. The other 39 acres are free and clear of any liens. We had our house and 5 acres divided from the other 35 acres . Something would have happened and we couldn't pay house note the property we payed cash for was ours. The house and 5 acres we payed off 13 years ago so we good. Retirement next.

That’s another issue I’m concerned with. I want to build 90 percent of it myself have tons of buddies in the construction feild form dirt work to trim carpenters. I’ve worked with all of them so we were going to try do most of the building. If I’m goin pay someone for something I’d rather pay a friend and help as well I went with alabama farm credit...pretty much did what your talking about except I didn't do anything other than dirt work. They'll want a contractor in charge but if u trust everyone or its yourself just contracting it'll be ok...just name someone anyway...I built 5 years ago and the rates are good along with dividend every year....

It’s hard to get a home loan if there’s 10 or more acres to go with it. Here’s what I’d do:
Loan #1: land loan for 15 acres. 15% down payment Loan #2: home loan for house and 1 acre. Put down as much money as possible on this one and try to go with a 15 year mortgage instead of a 30 year if you can swing it

Any recommendations for a good lender in the cullman co area? I will be doing 90 percent of the building process try to save money Go see Cullman Savings Bank we’ve used them for land, farm, and building. There pretty creative folks.
