I would avoid deeded access, it is fine from a legal aspect but there can be issues on who maintains the ROW and you may like the current owners but if they sell you might be stuck with owners who are not great!
Just one less potential headache if you can avoid!
If possible, I would want 40+ and maybe backing up to forest land or surrounded by large tracts.
