I have a kid starting as a freshman in the fall at Alabama. Of course the first year he is required to live on campus. I am entertaining the idea for next year to buy a house and give him a room and hopefully him have a 1-2 roommates depending on how large the house is. The theory is the other roommates pay for the mortgage and he essentially lives there for free. I want to look for something within walking/bike distance to the school and in a good neighborhood. I would like to stay around 160sh if at all possible. Is that a tall order? Or is that reasonable around there?

I have already looked a little and found some condos and a few houses but really don’t know in relation to the school how close it is.

Phil is a good guy and does a lot of business in Tuscaloosa. I’m sure he can get you lined up.

You are about the millionth parent to think of this idea. Out of state folks with money have been buying up all the good real estate for years, along with the traditional powers in Tuscaloosa. I think you are going to be shocked at prices of places one would consider "walking distance" and not positioned directly outside of a ghetto.

There's definitely some truth to this. Your best bet for a good deal right now would be a condo. I know of several condo communities where you could get a 2-3 bedroom unit for under $200k with a few being under $150k. They won't be the ones right on campus though. We have a large inventory of condos on the market right now so the prices have gone down quite a bit. It might not be quite the deal you were expecting but we've helped several people do the same thing you're talking about. If you want to reach out and talk specifics, send me a PM. I know which one I would try to buy if I was in your shoes

Here's a link of all the condos on the market right now: CLICK HERE

I agree with the add 200k as stated above. With the uncertainty of how college is gonna go I’m not sure this is a good time to invest in ttown real estate. I bet we see a big drop in out of state students

International students likely are not coming back in the Fall and they rent a lot of property in every college town.

International students I know never left. They would rather be here with our health care than home.

Has anyone noticed in the last week or so all the ads on Facebook for online degrees. Seems like every university is pushing the idea of online education. I wonder if this because they are expecting a drop off in on campus students. The short experiment has shone living on campus in overpriced dorms can be done without.

Some degrees can not be properly completed without being in the classroom and lab. The living on campus in overpriced dorms can be done without.
