I have no idea if it's corrupt or not, but it seems like 6500 acres near Birmingham could get more than $3/acre. 10 guys could split that and have an incredible place to hunt at an incredible price. "Bow only" though so maybe that is fair market value.

Median income according to Wikipedia is $91,000 for that area. So folks have money in that area too.

Meh, its bow only.... to me that would cut lease price in half. If you only have a few men hunting it then there's no way they can keep poachers out. Personally that's just too much land to ever hunt. I was in a club just a little bit bigger than that and we had 35 members. You hardly saw another member ever during the year and I never put a dent in the place in 7 years hunting it. I couldn't imagine planting it, maintaining roads, etc.

I live in Brook Highland. Came home Sunday afternoon and there was a 130" deer standing in the middle of the main road coming into the entrance. It was 430pm. Its crazy the amount of deer that cruse the backyards and draws between homes.

Corruption probable give who leased it - the same classic form of government corruption that exists in all countries, some worse then others --- government official(s) get monetary bribes to lease for below market value.

And everyone knows $3 per acre is way below fmv anywhere in this State.

Small pieces of bow only land in that area to for $30-$40 an acre when they become available. A big piece like that, would bring $20/acre or more on the open market.

There is probably a pile of hogs on it too. I had a buddy who hunted behind Greystone and there were a bunch of hogs in the area back 10 yrs ago
