True but if it has deer and timber value it’s never worthless. Or Ducks , that is what's hot up here now. Ducks hunters are crazier than deer hunters, especially those with $. What's goin rate on that? There's small places going for 2-3K and acre , then build a "duck pond" and sell it quickly for double . What some of those folks buying don't understand , this place is getting saturated with duck ponds. There's getting to be more ponds than ducks to go around , this ain't Arkansas . There's 6-8 established places that have most of the ducks , the newer smaller places get the other guys rejects.
