Try not to have your bedroom windows facing east in case you wanna sleep in without the sun shining in on you...definitely look into a storm pit or shelter...Plenty of shelving in closets and garage, (shop), fix your driveway like you want it from the get go, don't wait til later to do it cause it may never get done...and of course, dont forget the stripper pole in the man cave.... grin

Big wood burning fireplace
Outdoor cooking area and a refrigerated room to keep my kegs in to supply said cooking areas taps .
A dedicated room just for all my gear. (Currently have one and it’s awesome)
60x40 shop
Wood ceilings in main areas
Tile in bathrooms , you will regret having hardwood in there .
A legitimate mudroom with a drain where I could wash boots and such off
Big shower with enough space and water to suit 2 people.

I don’t think I’d like sliding barn doors. They look nice but I don’t think they are practical.

StrayCat mentioned windows. That would be a big emphasis for me. You can spend $40-60k on windows easily. But they should last, and make you house more comfortable and bills lower.

If you have any intention of stay in the house all your life, I would definitely not have steps/stairs. When you get to be north of 60 you will regret them. Also if the EMS has to come get you out of a up stairs bed or a bathroom they will be able to get you out a lot easier.

Several regrets I have in ours. Been in for 16 years now. MUD ROOM! Somewhere off main garage with a tile floor with drain in middle. Depending on your roof pitch, put I-joists upstairs and, if possible, stairs from garage to access. I nave a 10/12 pitch roof and over1200 sqft upstairs only accessible from attic pulldown. Go with traditional ceiling height and not this 10-12 ft stuff. Costs more to heat/cool.
