Heated floors in downstairs bathrooms. Cooled floors for all year sounds better. I would hate a hot floor.

Wherever you put cable drops, also put an Ethernet drop and run them to your choice of distribution closet (mount high out of the way). Someone else stated - washer/dryer connections on every floor - my wife and I are empty nesters, and she would love a stackable off the master bath, but we can’t.

Install at least one hose Bibb on every side of the house. Motion spotlights are helpful . Wireless security system. Gun safe bolted to floor , not just standing in corner. ( you can google how easy it is for two crooks with pry bars to get into most safes once they flip them over and can stand on them and get leverage.

Floor drain in center of garage.. Camera connections wired on every corner along with flood lights. Long drive way I'd have a driveway alarm at the end of it. If plumbing is PEX make sure manifold is marked well. Same with breaker box. Dedicated area for a freezer and an extra refrigerator inside maybe in same room as washer and dryer. Storm shelter with a vault behind it. Every ac outlet would have RG6 and CAT6 ran to another blank box above or below it with pull strings too. If I wasn't going full smart house I'd have a way to turn front porch/drive way lights on from bedroom, along with a couple more hall and interior lights. I'd have the biggest LP gas generator I could afford wired in during construction too.

This! I added a separate 36 x 30 3 1/2 car garage/shop for my toys and work gear...Needed it bigger. even a 36 x 45 would great. Only regret I had on our whole house build. The Gas Instant hot water heaters are excellent. We have 2 of them. Oh yea, a sink , commode and shower stall out there would be great too...a small 3/4 bath.

Definitely a covered outside patio off the den with seating, a flat screen, BGE, and a bar area.
Dr. B That’s covered. I’m having a large patio with a gabled roof and exposed stained wood beams, along with NG heater. TV connection is a given. I’ll also have an outside concrete patio. More info that was left out... Double door front entrance Natural stone on partial front, porch columns, fireplace Highest grade, black framed Pella windows. The windows alone are a $7K upgrade. Unfortunately I can’t increase the garage size.

Spend money on all construction details that have anything to do with water or moisture...by spend money I mean have good details with excellent materials and installed correctly.
Don't skimp on windows. Pick a good clad or vinyl window with E rating on south and west exposure at a minimum. The amount of inferior wood windows should be criminal.
Guest suite with its own bathroom and build the bedroom large enough to have a sitting area so guests can have their own space for those extended visits.
Deep porches for outdoor living.
Built in safe.

Upgrade windows and doors are a great idea. The contractor grade even on an energy efficient home suck.
I agree with large main room living space.
Carry a tape measure at all times and throw it on everything during the build. I caught dozens of mistakes during framing, door and window installs, etc.
Also, put blocks in walls in all bathrooms for hanging towel holders, etc. Going into drywall with screws leads to problems down the road.

No hardwood. 100% tile. I have only hardwood and tile. If I had it to do again, I'd do 100% tile. The whole house. That 17x18 shop ain't nowhere big enough.
